YEIDA to Launch 973 Residential Plots Near Noida International Airport Higlights

To meet the growing demand for housing in and around the upcoming Noida International Airport area on the Yamuna Expressway, the YEIDA is all set to launch a new housing plot-scheme later this month. The plots will be allotted in nearly 973 numbers in different sectors along the Yamuna Expressway, said officials.

According to YEIDA, the scheme is expected to be launched within the next two weeks, subject to regulatory clearance. “The housing scheme is expected to be launched within few days. We are hopeful of receiving RERA registration from the Uttar Pradesh Real Estate Regulatory Authority (UPRERA), which is mandatory before any housing scheme launch by then. Once the registration number is issued, the Authority will roll out the scheme for those looking to buy residential plots along the Yamuna Expressway, where the upcoming airport will soon be operational,” RK Singh, CEO of YEIDA, told Hindustan Times Real Estate.

The likely average rate per plot in this housing scheme has been estimated to be ₹35,000 per square meter by Singh.

Plot Size & Location

In the scheme,YEIDA would provide housing plots of various sizes to meet the requirements of intending buyers. These plots would be available in sectors 15C, 18, and 24A, and are close to the Noida International Airport project, scheduled to be functional from February 2026.

Break-up of plots on offer:

  • 476 plots of 162 square metres
  • 4 plots of 183 square metres
  • 4 plots of 184 square metres
  • 481 plots of 200 square metres
  • 6 plots of 223 square metres
  • 2 plots of 290 square metres

Officials said the wide range of plot sizes is aimed at attracting both end-users and long-term investors looking to capitalise on the region’s infrastructure-led growth.

Application and allotment process

Interested applicants will be required to pay a registration amount equivalent to 10% of the plot value to participate in the scheme. Following the registration window, YEIDA will conduct a lucky draw to determine the successful allottees.

Once allotment letters are issued, possession of the plots will be offered within a stipulated timeline, officials said.

  • YEIDA has also earmarked reservations under the scheme:
  • 17.5% of plots are reserved for farmers whose land has been acquired for development
  • 5% of plots are reserved for industrialists with functional units in the YEIDA area
  • The remaining 77.5% is open to the general public

Strong market momentum has been witnessed at the Jewar airport vicinity

The last five years have seen significant realty appreciation along the Yamuna Expressway, chiefly influenced by the Noida International Airport and related infrastructure projects. Besides, the property consultancy InvestoXpert's report suggests that the average apartment prices in the area have gone up by 158%, whereas the area of plots has seen an increase of 536% over the period.

According to a different report by Colliers India, it has been observed that land prices in the Jewar area have gone up by 40% in five years and it is predicted that by 2030 they will go up by another 50%. In furtherance of this infrastructural, step growth, Colliers said, "These initiatives have led to a land price appreciation of nearly 1.4x in the last five years from 5, 000 to 7, 000 per sq ft (2020, 2024), They have also given an estimate that by 2030 prices will rise to 10, 482 per square foot."

Key drivers include the Jewar airport, metro expansion, International Film City, themed city projects, and sustained development by YEIDA, which together are transforming the region into a major urban and investment hub.

The micro-market around the Noida International Airport, especially the Yamuna Expressway, has turned out to be amongst the fastest appreciating residential micro-market in India, clocking considerably better performance than Noida and Greater Noida, as revealed in the report ‘Jet Set Growth – Airports Fuelling Property Market Expansion in India’ by Square Yards. With the prices of apartments in the Yamuna Expressway increasing by as much as 90% from FY 2021 and touching the mark of ‘7,000-9,000 per sq ft’ during FY 2025, contrastingly, prices of apartments in the remaining area of Noida clocked the increase of merely 79%.


The appreciation in prices is even more apparent in residential plots, which symbolically reflects a broader confidence in the airport-based growth corridor in which the area is situated. The prices of plots in the Yamuna Expressway area appreciated by a staggering 94% in FY21-FY25, reaching prices ranging between ₹65,000-₹70,000 per sq yd, as more and more buyers and investors stake a claim in the area owing to its future demand drivers related to logistics, industrial, as well as mixed-use projects in and around the airport area. The growth of merely 45% in plotted developments in other parts of Noida reflects a faster appreciation in prices of other parts of Noida compared to the plotted developments in other parts of Noida compared to other parts of Noida.
