Prestige Group to Launch Over ₹42,000 Crore Worth of Housing Projects with 25 New Developments in FY 2026
Prestige Estates Projects Ltd has announced plans to launch multiple housing projects across several major cities in the current financial year, with an estimated revenue potential exceeding ₹42,000 crore. This move reflects the company’s strategy to expand its business and capitalize on strong consumer demand in the real estate sector.
According to the latest investor presentation by Prestige Estates, the company intends to launch as many as 25 residential projects, covering a developable area of approximately 44.80 million square feet during the fiscal year 2025-26. These projects will be spread across key cities including Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR, and Goa.
Last fiscal year, the company launched fewer projects due to delays in obtaining regulatory approvals. In 2024-25, Prestige Estates introduced 26.28 million square feet of new developments with a gross development value of ₹26,222.8 crore. Despite these launches, the company faced challenges in sales bookings.
The sales bookings for Prestige Estates declined by 19 percent in 2024-25, dropping to ₹17,023.1 crore. The decline was attributed primarily to the deferred launches caused by approval delays. The company had initially targeted sales bookings of ₹24,000 crore but was unable to meet this goal.
Sales volume for the year was 12.58 million square feet, down 38 percent compared to the previous year. The number of units sold stood at 5,919 during this period. Despite the fall in sales volume, the average realization per square foot for apartments, villas, and commercial properties increased by 36 percent year-on-year, reaching ₹14,113 per square foot. Similarly, the average realization for plot sales rose by 50 percent to ₹7,167 per square foot.
On the financial front, Prestige Estates reported a significant drop in net profit for the fiscal year 2024-25. The net profit declined sharply to ₹467.5 crore, down from ₹1,374.1 crore in the previous fiscal year. Total income for the year also decreased, falling to ₹7,735.5 crore from ₹9,425.3 crore in 2023-24.
Despite these challenges, Prestige Estates remains focused on growth. The company has developed more than 300 projects so far and continues to construct a large number of properties across major states in India. The planned launches for the current financial year demonstrate its intention to strengthen its presence in the residential real estate market.
The expansion into multiple cities reflects the company’s effort to tap into diverse markets and meet demand from a growing base of homebuyers. Cities like Bengaluru, Chennai, Hyderabad, and Mumbai are among the fastest-growing urban centers with increasing demand for residential housing. Delhi-NCR and Goa also remain important markets due to their expanding infrastructure and lifestyle appeal.
The planned projects across these cities are expected to add substantial inventory to the housing market. With more than 44 million square feet of developable area in the pipeline, Prestige Estates aims to offer housing options that cater to different segments of buyers.
