MHADA Lottery 2025: Over 5,000 Affordable Homes in Mumbai to Go on Sale Around Diwali

The Maharashtra Housing and Area Development Authority (MHADA) is preparing to roll out its much-anticipated housing lottery for 2025, offering a fresh opportunity for homebuyers in Mumbai. According to senior officials, the lottery draw for approximately 5,000 affordable homes is scheduled to be announced around September to October 2025, just ahead of the Diwali festival season.

Sanjeev Jaiswal, Vice President and Chief Executive Officer of MHADA, confirmed last week that the authority is planning a housing lottery draw of around 5,000 units, specifically aimed at offering affordable housing options to citizens in the Mumbai region. He further added that the locations for these homes will span various parts of the city, and the final details are currently being worked out.

According to internal estimates, the number of housing units offered might go up to 5,200, with plans being finalized for a detailed announcement in the coming months. The pricing structure, project locations, and exact schedule of the draw will be declared later this year, providing ample time for homebuyers to prepare.

In the MHADA lottery 2024, over 2,000 housing units were offered across a wide range of budgets. These units were priced from ₹29 lakh for the economically weaker section to upwards of ₹6.82 crore for luxury homes in premium locations like Tardeo, Juhu, Goregaon, Antop Hill, Vikhroli, Powai, and Andheri. The priciest apartment was a ready-to-move-in unit located on a higher floor in south Mumbai’s Tardeo area. This spacious 1,500+ sq ft apartment offered sea-facing views and overlooked the Mahalaxmi Racecourse, fetching a premium price of ₹6.82 crore.

While MHADA is largely recognized for catering to low and middle-income groups, it has also been offering flats under the High-Income Group (HIG) category in some of the city’s most upscale locations. Apartments in this segment were priced between ₹1 crore and ₹6 crore, offering a rare chance for buyers to secure a home in Mumbai’s competitive real estate market at relatively subsidized rates.

As per the 2024-25 state budget, MHADA has set aside a substantial allocation of ₹9,202 crore for the construction of 19,497 affordable housing units across Maharashtra. Of these, 9,902 flats are expected to be built under the Konkan Board, which includes Mumbai and surrounding regions in the Mumbai Metropolitan Region (MMR). This move is part of the state’s larger objective to increase the supply of affordable housing and make homeownership accessible to all income groups.

MHADA follows an income-based categorization system for applicants:

  • EWS (Economically Weaker Section): Annual family income up to ₹6 lakh
  • LIG (Lower Income Group): Income between ₹6 lakh and ₹9 lakh
  • MIG (Middle Income Group): Income between ₹9 lakh and ₹12 lakh
  • HIG (High Income Group): Income above ₹12 lakh

This categorization helps streamline the allocation process and ensures homes are allotted fairly across socio-economic segments.
