Flexible workspace operator Incuspaze has leased 3 lakh sq ft of Grade A office space across three prime locations in Jaipur as part of its strategic expansion into Tier 2 cities. The company announced the new leases at The Edge on Tonk Road, Sitapura Campus in Sitapur, and GT Landmark in Malviya Nagar.
This move marks Incuspaze’s first large-scale entry into Rajasthan, aligning with the company’s 2024 strategy to expand its national footprint beyond India’s major metros. The Jaipur foray is aimed at catering to the rising demand from Global Capability Centres (GCCs), startups, and established enterprises looking for flexible workspaces in affordable, infrastructure-ready cities.
Sanjay Chatrath, Co-founder and Managing Partner at Incuspaze, noted that Jaipur is increasingly becoming a preferred destination for enterprises, Global Capability Centres (GCCs), and innovation-focused firms. He explained that the company's entry into the city reflects a deliberate strategy aligned with the rising demand in Tier 2 locations, where factors like talent availability, improving infrastructure, and cost advantages contribute to the development of efficient and scalable office ecosystems.
The newly leased centres are situated close to Jaipur International Airport and are well connected to residential and commercial hubs. Incuspaze said the facilities will offer a complete flexible workspace ecosystem including lounge areas, private cabins, meeting rooms, and recreational spaces, along with biophilic design elements to enhance the workplace environment.
This expansion into Jaipur adds to Incuspaze’s ongoing growth across Tier 2 cities and complements its recent acquisitions and developments in Pune, Lucknow, and Chandigarh. The company stated that the Jaipur lease is part of a larger effort to capture regional market demand while reinforcing its core offerings for enterprise clients and technology-driven businesses.
Nationally, Incuspaze has significantly ramped up its presence in FY25. The company has added 1.7 million sq ft of space across metros like Bengaluru, Mumbai, Chennai, and Pune, as well as in existing hubs such as Delhi NCR. It aims to add another 2 million sq ft by December 2025, which would take its total portfolio to over 6 million sq ft.
Incuspaze currently operates in over 18 cities, with a pan-India portfolio exceeding 4 million sq ft. The company has also recently acquired Pune-based TRIOS Co-working and VSKOUT, a tech-focused space provider, to boost service capabilities and enhance its footprint in regional markets.
With a revenue target of ₹350–400 crore for FY26, Incuspaze is reportedly preparing for a potential initial public offering (IPO), leveraging both organic growth and strategic acquisitions to strengthen its market position.
