MHADA Auctions Five Plots in Mumbai for Over ₹192 Crore

The Maharashtra Housing and Area Development Authority (MHADA) conducted a significant auction, resulting in the sale of five plots in Mumbai, fetching over ₹192 crore. These auctions underscore the growing demand for strategic land parcels in Mumbai, one of India's most densely populated and sought-after real estate markets.

Out of the five plots auctioned by MHADA's Mumbai Board, four were designated for educational purposes, while one was earmarked for healthcare. The most notable acquisition was made by Medanta Hospital, which secured an 8,850 square meter plot in the Oshiwara area for ₹125 crore. The reserve price for this plot was set at ₹67.49 crore, making Medanta's winning bid nearly double the base price. This acquisition marks a significant expansion for Medanta, a premier hospital known for its world-class healthcare services.

"Medanta Hospital is one of the premier hospitals in India, renowned for providing world-class comprehensive and affordable healthcare services. Through MHADA, the services of Medanta Hospital will soon be available to Mumbaikars," stated MHADA in their official announcement.

In addition to the Oshiwara plot, the auction included four other plots reserved for educational uses. Pragat Shikshan Sanstha secured a 2,000 square meter plot in Malad for ₹11 crore, just slightly above the reserve price of ₹10.66 crore. Another educational plot of similar size was sold for ₹12.21 crore, surpassing its reserve price of ₹11.81 crore.

Further notable transactions included the sale of two plots in Vikhroli. A plot measuring 3,010 square meters in Kannamwar Nagar was acquired by Navchetana Charitable Trust for ₹18.05 crore, slightly above the reserve price of ₹17.75 crore. Additionally, a 3,360.15 square meter plot in Tagore Nagar was awarded to Radhikabai Meghe Women's Education Institute for ₹26 crore, significantly higher than the base price of ₹21.52 crore.

These auctions highlight the ongoing high-value transactions within Mumbai's real estate market. Given Mumbai's landlocked nature, the majority of real estate deals often involve the redevelopment of old buildings or the acquisition of slum rehabilitation projects. This trend was exemplified by K Raheja Corp's acquisition of the Sobo Central Mall in Haji Ali for ₹476 crore earlier this year, as well as notable personal real estate transactions by Bollywood stars.

The recent auction results indicate a robust demand for both educational and healthcare infrastructure in Mumbai, reflecting the city's need for enhanced public amenities amidst its burgeoning population. MHADA's auctions not only facilitate the development of these essential services but also generate significant revenue, which can be reinvested into further urban development projects.
