In a move aimed at enhancing transparency and accountability in the real estate sector, MahaRERA has proposed new norms to address the ambiguity surrounding amenities in housing projects. The proposed regulations seek to provide clarity on the availability and specifications of amenities such as swimming pools, gyms, and community centers, thereby safeguarding the interests of homebuyers and minimizing the risk of disputes.

Under the current framework, the Model Agreement for Sale only lists the amenities without specifying their features or delivery dates, leading to uncertainty and unmet expectations among homebuyers. To address this issue, MahaRERA's proposed order mandates developers to provide detailed information on amenities, including their size and availability dates, in the agreement for sale. This requirement is intended to be a non-negotiable clause, ensuring that homebuyers have access to crucial information before making a purchase decision.

The proposed regulations also aim to make this provision irrevocable, underscoring its importance in ensuring transparency and fairness in real estate transactions.
