MahaRERA Introduces Monthly Open Houses for Real Estate Developers in Nagpur and Pune
n a move aimed at easing the process of registering real estate projects with the Maharashtra Real Estate Regulatory Authority (MahaRERA), the regulator has announced that it will hold open houses every month for developers in Nagpur and Pune. This initiative comes as part of an effort to address the challenges faced by developers outside of Mumbai, particularly those in Maharashtra’s growing real estate markets.
The first of these open houses will be held in Nagpur on January 22, 2025. This marks a significant step in making the project registration process more accessible for developers in regions outside the Mumbai Metropolitan Region (MMR). MahaRERA has been holding weekly open house sessions at its headquarters in Mumbai, where senior officials assist developers with their project registration queries. However, developers in other regions had expressed the need for a similar facility in their areas. To meet this demand, MahaRERA has decided to extend this facility to Nagpur and Pune, making it easier for developers to interact directly with officials.
According to MahaRERA, the open house sessions are aimed at helping developers who face challenges in getting their queries answered during the project registration process. The open houses allow developers to interact with senior office bearers and receive guidance in real-time, which can often expedite the registration process and resolve common issues. The regulator believes that this initiative will streamline the overall registration process and improve transparency, especially for developers who might have difficulty traveling to Mumbai.
The decision to hold open houses outside Mumbai is a direct response to feedback from developers in Nagpur and Pune, who requested this service. MahaRERA recognizes the need for a more localized approach to project registration and is taking steps to ensure that developers in these cities have the resources they need to comply with the regulations and register their projects smoothly.
In addition to the open houses, MahaRERA has also been actively working to improve the registration process for developers statewide. Recently, the authority made a notable change by reducing the minimum requirement for Self-Regulating Organisations (SROs) outside of the MMR. The requirement for forming an SRO has been lowered from 500 projects to 200. This change is expected to help authorised associations in the real estate sector in other parts of Maharashtra form SROs more easily, which will, in turn, enhance the project registration process.
MahaRERA has been in operation since May 2017, and since its inception, the authority has approved the registration of over 48,000 projects in Maharashtra. This includes projects from various sectors, including residential, commercial, and mixed-use developments. In addition to Maharashtra, MahaRERA has also registered around 225 real estate projects in the Union Territories of Daman and Diu and Dadra Nagar Haveli.
Manoj Saunik, Chairman of MahaRERA, emphasized the importance of simplifying the project registration process for developers. He explained that to facilitate the registration of housing projects and the issuance of MahaRERA numbers, queries raised by developers will be addressed in-person during the open sessions. He also announced that the open houses will be held every month in Nagpur and Pune, starting with Nagpur.
MahaRERA's initiative is expected to significantly ease the process for developers, ensuring that they have access to necessary resources and guidance as they navigate the regulatory requirements for their projects. By expanding the reach of these open houses to Nagpur and Pune, MahaRERA is furthering its goal of making the real estate market in Maharashtra more transparent and developer-friendly.
