Madhuri Dixit Leases Commercial Property in Andheri West for ₹3 Lakh Monthly Rent

Bollywood actress Madhuri Dixit has leased a commercial property in Mumbai’s Andheri West area for ₹3 lakh per month. The property, located in the Morya Landmark II building, covers 1,594.24 square feet and has been leased to Karamtara Engineering Pvt Ltd. The rental agreement is set for a duration of two years, as per documents accessed by Propstack.

As per the lease agreement registered on November 13, the monthly rent for the property will increase after the first year. Starting from the 13th month, the rent will rise to ₹3.15 lakh per month. The tenant, Karamtara Engineering Pvt Ltd, has made a security deposit of ₹9 lakh, a common practice for commercial property rentals in Mumbai.

The commercial space is situated in a prime location, adding to its appeal as a business hub for companies looking to establish or expand their presence in the city. The lease agreement is a significant transaction in the Mumbai real estate market, which continues to see high demand for both residential and commercial properties.

Madhuri Dixit's rental agreement is not an isolated case in the Mumbai real estate market. Bollywood celebrities, known for their high earnings and influence, have become prominent players in the real estate sector, both as buyers and as landlords. Real estate consultants and brokers indicate that commercial properties, such as offices, retail spaces, and warehouses, typically offer higher rental yields than residential properties. In metro cities like Mumbai, commercial properties can provide annual investment returns in the range of 6% to 10%. For Grade-A office spaces, the average gross rental yield ranges between 6% and 8%. Retail spaces in prime locations, such as those in Mumbai, can yield returns of up to 9.5%, according to CBRE India, a leading real estate consultancy.

The gross rental yield for residential properties in Mumbai is comparatively lower, ranging between 3% and 4%. Despite this, residential properties, especially luxury apartments, continue to attract significant investment due to the city’s status as a major economic and cultural hub.

Madhuri Dixit’s decision to rent out her commercial property aligns with the growing trend among celebrities to diversify their investments into real estate. In addition to her latest rental property in Andheri West, the actress had previously purchased an apartment worth ₹48 crore in Mumbai's Lower Parel area. This property, located on the 53rd floor of the Indiabulls Blu project, spans 5,384 square feet and was registered in September 2022. The transaction demonstrates Dixit's ongoing interest in the luxury real estate market.

Before purchasing her property in Lower Parel, Madhuri Dixit had rented a luxury apartment for ₹12.5 lakh per month in the Indiabulls Blu building in Worli. This trend of renting high-end properties, whether residential or commercial, highlights the flexibility and profitability of real estate investments, especially in a city like Mumbai where demand for prime spaces remains high.

There are several reasons why Bollywood celebrities like Madhuri Dixit choose to rent out their properties instead of holding on to them.
