Greater Noida Authority Files FIRs Against 18 Developers for Illegal Housing Projects in Tusyana Village

In a significant move, the Greater Noida Authority has filed First Information Reports (FIRs) against 18 developers involved in the construction of illegal housing projects in Tusyana village. This action follows the discovery that these developers were operating on agricultural land, which had been notified for planned development, and was not authorized for residential projects. The illegal developments are taking place on 38,000 hectares of land between Noida and the Dadri area.

The FIRs have been filed after the builders were found carving out large-scale housing projects in violation of the Uttar Pradesh Industrial Act of 1976, which governs development in Greater Noida. According to this legislation, no developer is permitted to initiate any construction, including housing projects, without prior approval from the local authority. The Greater Noida Authority, which is responsible for land allotment, layout approval, and granting permission to sell flats, plots, or shops, has asserted that any development conducted without these approvals is illegal.

The illegal housing projects, which promise plots and flats at lower rates, have been marketed to potential homebuyers, leading to financial harm for both the government and the buyers. The local authority has issued multiple notices to the 18 developers involved, urging them to cease construction, but the developers continued their activities despite warnings. As a result, the Greater Noida Authority has had no choice but to take legal action.

Greater Noida Authority CEO Ravi Kumar NG has made it clear that the administration has adopted a zero-tolerance policy towards illegal construction. He has ordered the filing of FIRs against the developers and directed staff to categorize them as "land mafia." This designation will result in strict legal consequences, preventing the developers from engaging in further unlawful activities. The FIRs have been lodged at the Sector Ecotech 3 police station, where further legal action will be taken.

Tusyana village, which lies along the Noida-Dadri Road, is now at the center of this crackdown. The land in question is registered under multiple Khasra numbers, including 517, 964, 967, 975, 981, 984, 985, 992, and 1007. These parcels of land were designated for agricultural use and have not been approved for development under the established urban planning guidelines. However, the developers proceeded to clear the land and build structures without obtaining the required permissions, a move that has sparked concerns about potential legal and environmental issues.

The Greater Noida Authority had issued several notices to the developers over time, instructing them to halt construction on the unapproved sites. Despite these warnings, the developers continued their work, prompting the authority to escalate the matter by filing FIRs and labeling the perpetrators as land mafia. This term is commonly used in India to describe illegal land developers who unlawfully acquire, develop, and sell land for personal profit, often exploiting loopholes in urban planning regulations.

The action taken by the Greater Noida Authority is part of an ongoing effort to curb illegal development in the region. The authority has expressed its commitment to ensuring that all real estate projects in the area comply with legal and environmental standards. The crackdown on illegal builders also serves as a warning to other developers who might consider undertaking unauthorized construction projects.

The residents who have already invested in these illegal housing projects are facing a difficult situation. While many were attracted by the lower prices and promises of quick possession, they now risk losing their investments. The Greater Noida Authority has cautioned potential homebuyers to refrain from purchasing properties in unapproved developments, warning that such transactions may lead to legal disputes and financial losses.

In the coming weeks, the developers involved in the illegal housing projects will likely face legal scrutiny, and the authorities are expected to take swift action to prevent further violations.
