Millennials are an important cohort in India's residential property market. A survey by BASIC Home Loan, conducted in association with Paytm and CommsCredible, estimates that millennials and Gen Z together account for approximately 90%–95% of residential property purchases. As younger buyers enter the market, their expectations around flexibility, lifestyle and long-term ownership are worth examining. One question that follows is whether plotted developments can meet some of these evolving preferences.

This generational shift is bringing new perspectives to the homeownership market. One such trend is millennials’ inclination towards land ownership. This raises a broader question for the residential sector: as more young buyers enter the market, could the plot emerge as a more viable alternative for them?

What’s Driving the Swing Towards Plots?

Millennials are a generation that values freedom and flexibility and their growing preference for plotted developments over apartments reflects the same. A plotted development is a planned, gated layout of individual residential plots with shared roads, utilities and amenities, where buyers build their own homes. Unlike a ready apartment, a plot gives buyers more autonomy over the home's layout, architecture, and construction timelines. They can build their home in a phased manner and according to their financial capacity and changing family needs.

For families planning to live across generations, a plot can offer greater flexibility to design a home around their space requirements and changing family needs. It also gives buyers the option of planning construction in phases, subject to their financial capacity and applicable building regulations.

From a financial perspective, plots offer multiple advantages. Plots can serve as long-term wealth-creation assets as infrastructure develops, though appreciation depends on location, purchase price and the pace of development. Square Yards’ Jet Set Growth report shows residential plot prices in North Bengaluru’s airport-led micro-market rose 118% between FY2021 and FY2025, compared with 69% for apartments. Past appreciation does not guarantee future returns.

Lifestyle aspirations are another factor driving the demand for plots among millennials. Like Gen Z, they too are prioritising homes that offer an elevated lifestyle and a higher standard of living for themselves and their families. Plotted developments, particularly those within planned gated communities, with well-planned internal infrastructure and premium amenities make everyday life easier while enhancing the residential experience. Strategically located plotted communities offer easy access to employment hubs, road networks, and surrounding social infrastructure, allowing buyers to balance their professional commitments with their family needs and lifestyle needs.

How Developers Are Responding?

To meet the evolving expectations of younger homebuyers, developers, particularly in the premium segment, are moving beyond simply making land available. They are offering planned residential communities with well-laid internal roads, landscaped green spaces, underground utilities, security provisions and community amenities. Equally important are clear land titles, applicable approvals, RERA registration where required, and transparency around development timelines. These factors help buyers assess not just the location and price, but also the credibility of the development and the developer's ability to deliver what has been promised.

Location and pricing still play their part in attracting buyer attention, but execution capability, reliability and the developer’s ability to offer features that serve customers’ practical needs now shape millennial buyers’ purchase decisions.

Bengaluru Leading the Plotted Development Story

A report by PropEquity highlights that Bengaluru stood among the top three cities for plot supplies between January 2022 and May 2025. The city also saw an 88% rise in plotted development registrations in Q1 2026. This points to Bengaluru’s growing prominence in India’s plotted residential development market. For instance, Devanahalli, located in North Bengaluru, has been gaining prominence as a preferred destination for plotted developments. The area’s appeal lies in its multimodal connectivity, with the STRR improving regional road connectivity to surrounding towns and industrial hubs, access to employment centres such as the operational KIADB Aerospace Park and the proposed Bengaluru Signature Business Park, the upcoming Blue Line metro offering future public transport connectivity, and Kempegowda International Airport making air travel more convenient for residents. Access to reliable social infrastructure, including schools, hospitals, colleges, retail centres and other everyday conveniences, is also strengthening Devanahalli’s position in the plotted-development market. The micro-market is also seeing strong developer activity, with premium developers offering planned residential communities featuring villa plots, landscaped open spaces and lifestyle amenities. The alignment of features offered by plotted developments in the region with millennial preferences is contributing to increasing buyer interest in the region.

Conclusion

Millennials' homeownership aspirations continue to shape the residential market, with flexibility, location and long-term value influencing how buyers evaluate their options. ANAROCK's H1 2026 Homebuyer Sentiment Survey found that 71% of millennial respondents investing in non-real-estate assets intended to use their investment gains to purchase a home in the future. While this points to the continuing importance of homeownership, the choice between an apartment and a plot ultimately depends on individual priorities, financial capacity and location. For buyers seeking greater control over the design and timing of construction, well-planned plotted developments can offer a compelling option.
