WNS Global Services has leased around 3.22 lakh sq ft of office space at Hiranandani Centaurus in Thane, with total rental payments of Rs. 619.37 crore over the lease periods. The transaction covers office space across the third to seventh floors of the commercial development, located in the Mumbai Metropolitan Region (MMR).
The office space was leased from Roma Builders Pvt Ltd, while the project was developed by House of Hiranandani. The transaction comprises two lease agreements with different tenures and commencement dates. The larger one started to be rented in August 2025, while the second lease was rented in January 2026.
WNS Takes Space Across Five Floors
The larger agreement comprises around 2.55 lakh sq ft in the third, fourth, fifth and sixth floors of the Hiranandani Centaurus. The lease extends over a period of 15 years and kicks off from August 15, 2025. The total rent payable under the agreement would be Rs. 582.32 crore over the period of lease.
A second agreement covers 66,870 sq ft on seventh floor for a period of five years commencing from January 1, 2026. The total rent payable under this lease will be Rs. 37.05 crore.
Together, the two agreements account for the 3.22 lakh sq ft leased by WNS and the combined rental commitment of Rs. 619.37 crore. The leases have different tenures, which is reflected in their respective total rental outgo.
Monthly Rent Works Out to Around Rs. 2.90 Crore
Both agreements carry a rental rate of Rs. 90 per sq ft per month, calculated on carpet area. At this rate, the combined monthly rent works out to approximately Rs. 2.90 crore. WNS has also paid a security deposit of Rs. 34.82 crore.
The total rental outgo represents payments over the full lease periods rather than a one-time payment for the office space. The larger agreement accounts for most of the total rental commitment, reflecting its longer 15-year tenure.
The size of the commitment makes the transaction a notable commercial office lease in Thane, with a substantial portion of the total rent linked to the 15-year agreement.
Hiranandani Centaurus Attracts Corporate Occupiers
Hiranandani Centaurus has also attracted other corporate tenants. The development houses offices of BNP Paribas, Accenture and Tata AIA Euronet, adding to its presence as a commercial office destination in Thane. Thane has also seen other major office leasing deals, including BNP Paribas India Solutions’ lease of 1.45 lakh sq ft of office space in Thane for Rs. 95 lakh monthly rent.
In September 2026, Tata AIA Life Insurance leased 98,671 sq ft of office space at Centaurus under a lease with a tenure of nine years and 11 months. The transaction was registered on July 31, 2026, and involved Roma Builders.
The WNS lease adds to the list of companies occupying office space at Hiranandani Centaurus. However, the deal alone does not indicate a wider shift in office demand across Thane or the Mumbai Metropolitan Region. The transaction covers 3.22 lakh sq ft, with the larger share of the rental commitment tied to the 15-year lease.
