HSBC sub-leases 1.19 lakh sq ft of furnished office space at Bengaluru's Ecospace Campus for over Rs. 207 crore, strengthening its presence on Outer Ring Road.

HSBC Electronic Data Processing India Private Limited has sub-leased 1.19 lakh square feet of office space at the Ecospace Campus in Bengaluru’s Bellandur with a total rent of over Rs. 207 crore. The office space is located on Outer Ring Road which is one of the well-established office corridors.
This office space covers an area of 119,751 sq ft on the first, second and third floors. The starting monthly rent is Rs. 3.19 crore, or approximately Rs. 267 per sq ft. The agreement also includes 119 car parking spaces.
HSBC Takes Furnished Office Space at Ecospace
The sub-lease agreement was registered on October 23, 2026, according to property registration documents. The lease commenced on August 24, 2026, which is also the recorded rent commencement date. The initial tenure is five years, with an option to extend or renew the arrangement for another five years.
The premises are being taken on a fully furnished, plug-and-play basis. This means the office already has basic infrastructure and fit-outs in place, allowing the occupier to use the space without undertaking a complete interior fit-out before moving in.
The transaction involves three companies. CoWrks India Private Limited is the sub-lessor, while Arliga Ecoworld Infrastructure Private Limited is the principal lessor and confirming party. HSBC Electronic Data Processing India Private Limited is the sub-lessee.
The company has also paid a security deposit of approximately Rs. 19.18 crore as part of the agreement.
Outer Ring Road Remains a Key Office Leasing Hub
The property is located at Ecospace Campus in Bellandur, along Bengaluru's Outer Ring Road. The corridor has a concentration of large office campuses and is a preferred location for technology companies, multinational corporations and global capability centres.
The 119 parking spaces are also part of the registered arrangement.
The transaction comes as companies continue to take up large office spaces in established business districts. Furnished office premises can be useful for occupiers that want to reduce the time and work involved in setting up offices, especially when the space is available with existing infrastructure.
HSBC’s Earlier Office Lease in Hyderabad
The Bengaluru transaction follows another large office sub-lease by HSBC Electronic Data Processing India in Hyderabad earlier this year. In June 2026, the company sub-leased around 2.03 lakh sq ft of commercial space at Phoenix H09 in Avance Business Hub, located in Gachibowli-HITEC City.
That agreement covered a 4.7-year period and had a reported rental outflow of Rs. 388 crore. The premises included the entire third and fourth office floors of the building.
The two transactions show the company's office-space requirements across major Indian business locations. In Bengaluru, the latest agreement adds nearly 1.2 lakh sq ft of furnished workspace to its footprint.
The report puts the total rent for the Bengaluru sub-lease at more than Rs. 207 crore, while the registered monthly rent is reported at Rs. 3.19 crore. These figures should be retained as reported rather than independently recalculated, since the published details do not fully explain the difference between the starting rent and the stated total commitment.
