Capacit’e and Tata Projects Undertake Redevelopment of BDD Chawls with 33 High-Rise Towers
Capacit’e Infraprojects, in collaboration with Tata Projects, is set to lead the redevelopment of the Bombay Development Department (BDD) chawls in Worli, Mumbai. The project, overseen by the Maharashtra Housing and Area Development Authority (MHADA), marks a significant step toward improving urban living standards in Mumbai. This redevelopment will benefit approximately 50,000 residents currently living in the chawls.
The BDD chawls were originally constructed in 1920 by the then Governor of Bombay Province to address the housing shortages in the city. After India gained independence, the chawls became the responsibility of the state government. The existing structures, with 160 square-foot rooms, have deteriorated over time, leaving residents in cramped, unsanitary conditions. This redevelopment project aims to replace the old chawls with modern housing, improving the quality of life for thousands of families.
The project will be one of the largest residential construction initiatives in India, covering a total area of 255 lakh square feet. The existing 121 chawls will be replaced by 33 high-rise rehabilitation towers, each 40 stories tall. The new apartments will feature 2BHK units with a carpet area of 500 square feet, providing modern living spaces with two bedrooms, a kitchen, a hall, and two bathrooms. Over 10,000 families will receive these upgraded homes.
Apart from the residential towers, the redevelopment will include 10 additional residential sale towers, each 76 stories high, as well as a commercial building. The project will also involve the development of essential infrastructure such as schools, hospitals, hostels, and religious centers. With a total project value exceeding ₹11,744 crore, this redevelopment project sets a new benchmark in urban renewal.
Capacit’e Infraprojects' responsibilities in the project include detailed design and engineering, securing necessary approvals, tenant relocation, demolition of existing structures, and the construction of new towers. Once completed, the tenants will be relocated to their new homes. Capacit’e will also manage operations and maintenance for two years after the project is finished.
The redevelopment project integrates several digital and sustainable practices. Building Information Modeling (BIM) will be used to ensure design accuracy, while a fingerprint-based access system will be implemented for enhanced safety. The project will also incorporate environmentally friendly initiatives such as the use of LED lighting and electric concrete pumps, which will reduce the environmental impact of the construction process.
