Brigade Group has acquired a 20.19-acre land parcel along the Whitefield–Hoskote Road corridor in East Bengaluru for ₹588.33 crore. The listed real estate company disclosed the acquisition in a regulatory filing, noting that the transaction was completed through its wholly owned subsidiary, Ananthay Properties Private Limited.
The acquired land is located within one of Bengaluru’s most active real estate zones, close to several IT parks, industrial estates, and upcoming infrastructure networks. The company plans to develop a large-scale mixed-use project comprising residential, commercial, and retail components. The proposed development will have a total built-up area of approximately 4.2 million sq ft and is expected to generate a Gross Development Value (GDV) of ₹5,200 crore.
According to Brigade, the project is in line with the company's broader strategy to develop integrated urban spaces that combine housing, workspaces, and retail zones. The development will contribute to the expansion of real estate offerings along the Whitefield–Hoskote belt, an area that has seen increased demand due to its connectivity and proximity to employment hubs.
Brigade Group’s Managing Director Pavitra Shankar stated that the acquisition supports the company’s vision of building destination developments in growth corridors. She added that the Whitefield–Hoskote stretch is expected to witness sustained real estate activity, given the presence of key infrastructure projects in the pipeline.
This land transaction adds to Brigade Group’s recent series of land and project acquisitions across Bengaluru. In January 2025, the company entered into an agreement to develop another 20-acre residential land parcel in the same Whitefield–Hoskote region. That project, also under Ananthay Properties, is expected to yield a GDV of ₹2,700 crore, with approximately 2.5 million sq ft of total saleable area. The land was acquired at a cost of around ₹630 crore.
In April 2025, the company announced a new plotted development project in East Bengaluru. The project spans 20 acres in Malur and is expected to have a total development potential of 0.45 million sq ft. Brigade entered into a joint development agreement for this land, which is projected to generate a GDV of ₹175 crore. It is Brigade’s first plotted development venture in the region.
Brigade also continues to add premium housing supply in North Bengaluru. In June 2024, the company launched Brigade Insignia in Yelahanka. This residential project spans 6 acres and includes 379 units across six towers. The unit configuration includes 3 BHK, 4 BHK, and 5 BHK apartments. The project is expected to generate ₹1,100 crore in revenue upon completion.
The company’s recent acquisitions and launches reflect its continued focus on Bengaluru's growth corridors, particularly areas where infrastructure development and employment generation are driving residential and commercial real estate demand. The Whitefield–Hoskote belt, in particular, has emerged as a significant investment zone for developers due to its expanding road network, metro line extensions, and proximity to tech parks.
With this ₹5,200 crore mixed-use project added to its pipeline, Brigade Group is poised to expand its portfolio across residential and commercial segments in East Bengaluru. The acquisition also aligns with the company's forward-looking investment approach that prioritizes large land banks in upcoming urban zones.
The company did not specify the exact timeline for project launch or completion, but the master planning process is expected to begin in the coming quarters. Further details on product mix, unit configurations, and phasing are likely to be shared in subsequent investor and public disclosures.
