BPTP Launches GAIA Residences – First Glass Façade Residential Project on Dwarka Expressway

BPTP, one of North India’s prominent real estate developers, has announced the launch of GAIA Residences at Amstoria 102 in Gurugram’s Sector 102. Positioned as a key milestone in vertical sustainable living, the project is the first residential development along the Dwarka Expressway to feature a full glass façade, blending modern architecture with a comprehensive lifestyle ecosystem. Spanning 12.05 acres within BPTP’s larger 150-acre township, GAIA Residences represents the second phase of development following the success of Amstoria Verti-Greens.

The project comprises three high-rise residential towers, with a total of 531 three-bedroom apartments designed to cater to the needs of contemporary urban families. Currently, sales in one of the towers are on hold due to the presence of an underground high-tension electricity line, which will be relocated before bookings commence—reflecting the developer’s focus on safety and compliance with regulatory standards. The remaining units are being offered to buyers seeking a balance of architectural innovation, long-term value, and premium lifestyle amenities.

According to BPTP Group President Amaan Chawla, “GAIA represents the next chapter in urban luxury — where form meets purpose and every detail speaks of elegance, comfort, and conscious design. We are building for a generation that values both sophistication and sustainability — and GAIA delivers both in abundance.”

GAIA Residences introduces a full glass façade design for all towers, setting a new architectural precedent on the expressway. The use of double-glazed glass enhances thermal efficiency, ensures better sound insulation, and provides a distinct, modern visual identity. At multiple heights within the towers, GAIA integrates vertical sky gardens to enrich resident experience. These include a yoga deck at 400 feet for meditative spaces above the city, a quiet library lounge at 300 feet, and a co-working lounge at 200 feet to accommodate the evolving work-from-home culture.

The lifestyle offering at GAIA spans approximately 1.75 lakh square feet, accommodating a wide range of amenities. The clubhouse and associated zones include private theatres, a bowling alley, arcade games, guest suites, and a sports bar. There are also extensive wellness features, including a Pilates studio, Turkish hammam, sauna, spa, and meditation areas. Fitness is a core element, with over 10,800 square feet of gym and training zones. The development also includes comprehensive children’s engagement areas, such as robotics and LEGO labs, pottery and art rooms, music and dance studios, a kids’ library, and a tuition centre.

GAIA Residences has been designed and engineered in collaboration with internationally renowned consultants. The master planning and urban design were led by DP Architects, Singapore, while the interiors were curated by Blink, Singapore. Landscape architecture is managed by Grant Associates, UK, and structural engineering is overseen by Whitby Wood, UK. Construction is being executed by a top-tier Grade-A contractor, ensuring delivery quality that matches global benchmarks.

In terms of design efficiency, the towers are structured with rectangular living-dining layouts to maximise ventilation and daylight. Each apartment features expansive balconies and sky decks, enhancing indoor-outdoor continuity. To further improve convenience and mobility within the towers, each core is equipped with seven high-speed elevators, reducing wait times during peak hours.

Strategically located with direct frontage on the Dwarka Expressway, GAIA Residences benefits from immediate connectivity to IGI Airport, Aerocity, Global City, and the upcoming New Diplomatic Enclave. It is also well-linked to key road corridors including the Southern Peripheral Road (SPR), Northern Peripheral Road (NPR), and Golf Course Road (GCR). Its proximity to the Dwarka Golf Course, India International Convention Centre (IICC), reputed schools, hospitals, and shopping destinations further positions it as a highly accessible and desirable residential address.

Structurally, the project is Platinum-rated and compliant with seismic Zone 5 guidelines, offering a safe and resilient living environment. This emphasis on structural integrity and sustainability is aligned with the increasing demand for environmentally conscious housing in India’s top real estate markets.

GAIA Residences is set to appeal to a wide spectrum of homebuyers, particularly professionals and families seeking a mix of luxury, sustainability, and connectivity. With the Dwarka Expressway corridor emerging as a high-potential residential and commercial belt, BPTP’s latest offering is expected to set a new benchmark in high-rise residential development in Gurugram.
