BHIVE Properties, the commercial real estate investment arm of BHIVE Group, has unveiled its inaugural sale of hard commercial real estate in Bengaluru. This significant move allows retail investors to access Grade A commercial property and earn attractive annual rentals of up to 10.6% on their investment.

BHIVE's Grade A commercial property, located at the Summit A – 8th floor of Brigade Metropolis, spans 22,940 sq. ft with an approximate value of Rs 8,936 per square ft. The property, pre-leased for 15 years, promises stable monthly returns for retail investors, who will have direct ownership of a designated area. The strategic location, adjacent to the Garudacharapalya metro station, enhances its appeal, connecting major city centers and technology parks.

Founder and CEO of BHIVE Group, Shesh Paplikar, emphasized the company's response to retail investors' demand for traditional real estate offerings amid regulatory uncertainties around MSM REITs. The launch has garnered overwhelming interest, with expectations of a quick sell-out.

The proximity of Brigade Metropolis to other commercial properties, tech hubs, and residential areas adds to its allure. Bengaluru's status as the largest office space market in India further boosts investor confidence, attracting both domestic and global tech giants.

Investor Manjunath Rao expressed enthusiasm, stating, "I have been a believer in BHIVE for many years now. Happy to finally see BHIVE launch this hard real estate opportunity in Bangalore."

Amidst the booming office space market in Bengaluru, BHIVE's foray into hard commercial real estate sales opens new avenues for retail investors. The high-yield asset class, once accessible mainly to ultra HNIs and institutional investors, is now within reach for a broader investor base. BHIVE's initiative aligns with the rising demand for traditional real estate offerings and signifies a strategic move to make high-return commercial properties more accessible to a wider audience.
