Bollywood actor Aamir Khan has leased four high-end apartments in Mumbai’s Pali Hill for a combined monthly rent of ₹24.5 lakh, as his long-time Bandra residence gears up for major redevelopment. The move, which has stirred significant real estate interest in the area, is seen as a temporary relocation strategy while his original property undergoes transformation.

According to documents accessed through Zapkey.com, the rented flats are situated in Wilnomona Apartment on Nargis Dutt Road, one of Pali Hill’s prominent residential stretches. The leasing transaction was officially registered on May 20, 2025. Khan has signed a five-year lease agreement, effective from May 2025 until May 2030, with a 45-month lock-in period out of the total 60-month term.

The lease agreement includes an annual rent escalation clause of 5%, while the security deposit paid amounts to over ₹1.46 crore. Stamp duty for the transaction was over ₹4 lakh, with an additional registration fee of ₹2,000. The flats are owned by Wilfred Anthony Jose Pereira, an individual landlord. Neither party has issued a public comment on the agreement so far.

Sources familiar with the matter suggest that the actor’s relocation was prompted by the upcoming redevelopment of the Virgo Cooperative Housing Society, where Aamir Khan reportedly owns around 12 apartments. The redevelopment is being undertaken by Atmosphere Realty—a joint venture of the Wadhwa Group, MICL, and Chandak Group.

The Virgo Society redevelopment project is poised to transform the area into a premium residential zone, with sea-view apartments expected to command prices over ₹1 lakh per sq ft. Some luxury units in the upcoming project are anticipated to be priced in the ₹100 crore range, setting new benchmarks in Mumbai’s high-end housing segment.

Aamir Khan’s temporary new residence is located approximately 750 metres from Puja Casa, the building where Shah Rukh Khan and his family are residing while their iconic bungalow, Mannat, undergoes repairs and renovations. The proximity of the two Bollywood stars in Pali Hill further enhances the neighbourhood’s status as a preferred address for the film fraternity.

Pali Hill, located in Bandra West, is one of Mumbai’s most upscale and historically rich localities. Known for its leafy lanes and colonial-era charm, the area has long been associated with Bollywood celebrities, industrialists, and influential business families. Apartment prices in this locality typically range from ₹80,000 to ₹1.3 lakh per sq ft, driven by limited inventory, central location, and the neighbourhood’s enduring celebrity appeal.

The current residents and property owners of Pali Hill include several high-profile names such as Shah Rukh Khan, Ranbir Kapoor, Alia Bhatt, Sanjay Dutt, Jackie Shroff, and the late Dilip Kumar’s family. Aamir Khan’s lease deal reinforces the locality’s draw among A-list personalities who are seeking luxury living in proximity to key film production studios in Juhu, Andheri, Versova, and Goregaon Film City.

Real estate experts point out that high-value lease agreements like this one are becoming increasingly common in Mumbai’s premium micro-markets, especially in cases where redevelopment is displacing existing homeowners temporarily. Developers also benefit from such moves, as celebrities’ presence in a locality adds aspirational value and marketing leverage for new launches.

Meanwhile, Bandra continues to maintain its reputation as the heartbeat of celebrity real estate. With infrastructure upgrades such as the Bandra-Versova Sea Link and Mumbai Coastal Road Project underway, along with multiple society redevelopments across the west coast, market analysts expect the region to see continued appreciation in both capital values and rental yields in the near term.
