The market shows varied performance across property types, with shops averaging ₹24,453 per sq ft and apartments at ₹7,643 per sq ft. Rental yields stand at 3.30%, with apartments commanding an average rental rate of ₹21 per sq ft. The price trend indicates a slight dip from ₹8,141 per sq ft in Sep 2025 to ₹7,643 per sq ft by Mar 2026.

At the same time, the expanding RRTS corridor and existing metro connectivity are strengthening the city’s long-term mobility network, giving homebuyers greater confidence in the region’s future growth.

As per industry data, the region is now testing Rs. 2–4 crore price brackets with increasing confidence. Here, Siddharth Vihar has emerged as one of the biggest beneficiaries of this transformation. Strategically positioned between Noida and Ghaziabad, the micro-market offers strong multi-corridor connectivity while still retaining a sense of openness and lower congestion that many densely packed NCR locations increasingly struggle with today.

What was once largely a market driven by budget-conscious purchasers is now attracting upwardly mobile professionals, business families from East Delhi and Ghaziabad, and NCR residents looking to upgrade from smaller apartments into more spacious, lifestyle-oriented homes. Investors, too, are beginning to see long-term appreciation potential in micro-markets such as Siddharth Vihar, especially as the area continues to evolve with better infrastructure and planned development.
