Smartworks Leases 2.2 Lakh Sq Ft Office Space at DLF Cyber City, Hyderabad
Smartworks Coworking Spaces Limited has leased over 2.2 lakh square feet of office space at DLF Cyber City in Gachibowli, Hyderabad. This expansion increases the company’s total footprint in Hyderabad to over 10 lakh square feet. The newly leased office space is located in Block 3 of DLF Cyber City and marks Smartworks’ fourth centre in Hyderabad. The company already operates in Purva Summit at Raidurg, Galaxy at Kondapur, and Raheja Mindspace in Madhapur, where it has offices in Buildings 3A and 3B.
Located in the IT corridor of Gachibowli, the new centre benefits from its proximity to HITEC City and its connectivity to the Outer Ring Road. The area is surrounded by residential communities, retail hubs, malls, and hotels, providing businesses with access to essential services and amenities. The centre also offers seamless transport options, with metro connectivity and easy access to the airport.
Neetish Sarda, founder of Smartworks, stated that the company’s expansion in Hyderabad reflects the growing demand for fully managed office spaces with modern facilities. He noted that businesses increasingly seek flexible workspaces that meet the evolving needs of today’s workforce. The company aims to provide office solutions that help businesses operate efficiently without the burden of managing office infrastructure.
Smartworks has been expanding its presence across India’s key business districts. Earlier this year, the company added 4.7 lakh square feet of office space at DLF Commercial Tower in Gurugram. The company continues to focus on growing its portfolio in high-demand markets where businesses require flexible office solutions.
Smartworks is among the largest managed campus operators in India. As of March 31, 2024, it had a total super built-up area of 9.12 million square feet across 45 centres in 13 cities. The company primarily serves mid-to-large enterprises and has a client base of over 600, including Indian corporates, multinational companies, and startups.
With the latest addition in Hyderabad, Smartworks aims to strengthen its position in India’s coworking sector. The company is committed to meeting the increasing demand for flexible office spaces that offer both convenience and scalability. By continuing to expand in key business hubs, Smartworks is positioning itself as a leader in the managed workspace segment.
The Hyderabad market has been a focal point for commercial real estate growth, with rising demand from IT and corporate firms. Smartworks' latest lease at DLF Cyber City is expected to attract businesses looking for fully serviced office solutions in a prime location. The company’s strategy remains focused on expanding in high-growth regions while offering tailored workspace solutions to enterprises of all sizes.
