Shah Rukh Khan Takes Two Duplex Apartments on Lease in Mumbai for ₹8.67 Crore
Shah Rukh Khan has taken two duplex apartments on lease in Mumbai’s upscale Pali Hill area for a total rental value of ₹8.67 crore over a three-year period. The properties, located in the residential building Puja Casa, have been leased from film producer Vashu Bhagnani and his family. According to property registration documents accessed through Zapkey.com, the agreements were finalized and registered on February 14, 2025. These apartments are spread across multiple floors of the building, with the first duplex occupying the first and second floors, while the second duplex is on the seventh and eighth floors.
As per the lease details, the first duplex was rented from actor Jacky Bhagnani and his sister, producer Deepshikha Deshmukh, at a monthly rent of ₹11.54 lakh. Additionally, a security deposit of ₹32.97 lakh was paid for the transaction. The second duplex was leased from film producer Vashu Bhagnani at a higher rent of ₹12.61 lakh per month, with a security deposit of ₹36 lakh. The documents indicate that a stamp duty of ₹2.22 lakh was paid, along with a registration fee of ₹2,000. Despite inquiries, no official response was received from Shah Rukh Khan’s manager, Pooja Dadlani, or the Bhagnani family regarding the agreements.
This move comes as part of Shah Rukh Khan’s continued involvement in Mumbai’s luxury real estate market. His primary residence, the iconic sea-facing bungalow Mannat, located in Bandra, has remained a subject of interest over the years. In December 2024, his wife, Gauri Khan, filed an application with the Maharashtra Coastal Zone Management Authority (MCZMA) seeking permission to expand the property. The proposed plan included adding two additional floors to the existing six-storey annexe located behind the bungalow, increasing the built-up area by 616.02 square meters. This expansion is currently under review, as per reports. Mannat has seen multiple renovations and modifications over the years, further enhancing its status as one of the most recognized celebrity homes in India.

His sea-facing apartment in the Shree Amrit CHSL building on Carter Road is reportedly set for redevelopment. A report published on January 28, 2025, by HT.com stated that the cooperative housing society had initiated discussions with developers for a potential redevelopment project. The building sits on a 4,000-square-meter plot and consists of three wings occupying over 45,000 square feet of MOFA (The Maharashtra Ownership Flats Act, 1963) carpet area. The structure, built in the 1980s on leasehold land, has been a residence for several high-profile individuals. With ongoing discussions between society members and developers, the redevelopment plan is expected to modernize the property and upgrade its infrastructure.
