The Gorakhpur Development Authority is planning to launch Gurukul City, a proposed residential township sprawling across nearly 400 acres in New Gorakhpur, Uttar Pradesh. The project is planned to be launched in Diwali 2026, with the first phase comprising around 100 acres, subject to the formalities being completed.
The township development is on the Sonauli Road corridor in New Gorakhpur. The GDA board has approved the project's design, and other pre-launch formalities such as the registration with the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) are in progress, although the state agency did not set the official launch date for the project.

First Phase to Cover 100 Acres

Gurukul City is planned in phases, with the initial 100 acres forming part of the larger 400-acre township. The GDA is targeting a launch around Diwali, with Chief Minister Yogi Adityanath proposed to inaugurate the project. The timeline remains subject to the completion of the required formalities, including RERA clearance.
The project is being planned as a residential township under the New Gorakhpur initiative. Details such as plot sizes, pricing, allotment procedures and the number of residential units have not yet been confirmed in the available announcements. These details are expected to become clearer as the authority moves towards the formal launch.

Township Planned Along Sonauli Road

The proposed township will cover areas around Maniram, Balapar and Rahmatnagar along the Sonauli Road corridor in northern Gorakhpur. The location places the project near Mahayogi Gorakhnath University, the second battalion of the Uttar Pradesh Special Security Force and several private schools.
Gorakhpur has developed as a regional centre for education, healthcare, trade and industry in eastern Uttar Pradesh. Its institutions and transport connections also draw people from neighbouring districts and parts of Bihar. These factors have been cited by officials as part of the rationale for planning additional residential development in the city.
However, the extent to which the project will influence surrounding development will depend on its eventual rollout and the supporting infrastructure provided as the township progresses.

GDA Completing Formalities Before Launch

The GDA board has approved the layout for Gurukul City, marking a step towards taking the project forward. The authority is now working through the formalities required before the township can be formally introduced, including registration with UP RERA.
The distinction is important because approval of a layout does not necessarily mean that all pre-launch requirements are done. Thus, the stated Diwali timeline must be taken as a target and not the actual launch date or commencement of construction.
The authority has not yet released complete details on pricing, allotment, plot categories or the schedule for subsequent phases. Information on these aspects will be important for prospective buyers looking to understand what the first phase will offer and when applications may open.

Housing Demand Behind the Township Plan

The proposed township is designed to meet demand for organised housing in Gorakhpur. The city, which has grown beyond its traditional role as a regional trading centre, is now more attractive for residential occupation due to the expansion of educational, health and industrial facilities. The state is also pursuing greenfield township projects near other major cities to accommodate urban growth and housing demand.
The improved road, rail and air links have also contributed towards the city's growth. The presence of educational institutions and other services attracts residents from nearby districts, creating a need for planned residential development alongside the city's wider expansion.
Gurukul City is being positioned as an integral component of the planned expansion, as the GDA intends to develop a township comprising residential developments and citizen-centric facilities as well as infrastructure. Details regarding proposed facilities, however, have not been disclosed.
For Gorakhpur's real estate market, the project represents a proposed addition to the city's planned housing supply. Its progress will depend on the completion of regulatory formalities and the phased implementation of the development. The next key milestone will be the formal launch, when the authority is expected to provide more clarity on the first phase and its terms for prospective buyers.
