Arkade Developers to Launch Five Residential Projects in MMR - Key Highlights

Mumbai, based, publicly traded real estate developer Arkade Developers Ltd has disclosed its intention to roll out five fresh residential projects all over the Mumbai Metropolitan Region (MMR) in the calendar year 2026. The aggregate revenue possibility of the new undertakings amounts to more than 3, 700 crore. Besides, the firm has declared that it endeavors to pump in around 2, 500 crore in these developments as a part of its growth tactic.
The developer explained a continuing positive overall real estate market that is expected to be further supported by a softening interest rate environment. As the repo rate goes down, home loan EMIs are getting more and more affordable, thus boosting the sentiment of homebuyers. The company added that Arkade Developers are quite well positioned to meet the needs of both end users and long term investors due to mix of cheaper borrowing costs and a robust launch pipeline.
“With a healthy project pipeline extending into 2026 and a supportive interest rate environment, we are well-positioned to continue delivering premium residential developments while creating long-term value for all stakeholders. Mumbai Metropolitan Region (MMR) – Residential Real Estate Overview
The Mumbai Metropolitan Region (MMR) is the largest residential real estate market among the top seven cities in India. It accounted for 24–25% of the total area sold and 31–33% of the total sales value during FY2024 and 9M FY2025. According to ICRA, MMR is expected to maintain a similar market share of 24–27% in both FY2025 and FY2026.
The area sold in MMR expanded by a robust 16% year-on-year in FY2024, supported by sustained end-user demand and healthy affordability levels. However, during 9M FY2025, the area sold remained largely flat due to lower-than-anticipated new launches, which are expected to spill over into FY2026. ICRA expects the area sold in FY2025 to remain broadly similar to the previous year, followed by a growth of 6–8% in FY2026.
During FY2024, the area sold stood at 170 million sq ft, which outpaced new launches of 156 million sq ft, resulting in a healthy replacement ratio of approximately 1.0 time. In 9M FY2025, the replacement ratio remained around 1.0 time and is expected to remain between 0.9–1.0 times during FY2025 and FY2026.
The average selling prices (ASP) in MMR increased by 5% year-on-year between Q4 FY2024 and Q3 FY2025, primarily driven by a higher share of luxury housing in total sales, which rose from 17% to 20% during this period. Thane recorded the highest ASP growth within MMR, with prices increasing by 16% year-on-year over the same period.

One of the Arkade Developers most eagerly awaited projects is a luxury residential development on the land of the legendary Filmistan Studio in Goregaon, Mumbai. The film studio was started by the grandfather of Bollywood actress Kajol and now the studio land is being redeveloped into a premium residential complex where 3, and 4, bedroom apartments will be available. The new project is slated to be introduced in the 4th quarter of the next financial year and is believed to have an execution potential close to 3, 000 crore.
The company has been consistently replenishing its land reserves and broadening its project portfolio. Not long ago, the company bought a 6.28, acre land plot in Thane, a suburb of Mumbai, for 172 crore thus publicly announcing its plan to spread its operations across high, potential micro, markets of the region.
The developer stated that its strategy is still based on timely execution, premium positioning, and disciplined capital deployment. Arkade Developers will be able to take advantage of the double benefit of improving buyer confidence and sustained demand in Mumbais residential market by sticking to well, connected urban locations and maintaining their strong delivery credentials, they said.
The launches that have been planned are a reflection of the increased confidence in the MMR housing segment, especially for top, quality projects supported by reputed developers, as the market moves towards a more stable and end, user, driven situation in 2026.
