Bengaluru-based real estate major Prestige Group has set an ambitious target of achieving ₹50,000 crore in home sales by FY29-30, nearly tripling last year’s figure of ₹17,000 crore, according to Zayd Noaman, Executive Director at the CMD’s office. This plan reflects the company’s intent to consolidate its leadership in the Indian real estate market while expanding into new growth corridors.

Currently operating across 13 cities, Prestige Group is exploring new markets, specifically Pune, Gurugram, and Noida, where the company has yet to launch residential projects but identifies significant growth potential. The firm is concentrating on the ₹2–3 crore segment, which captures the bulk of genuine housing demand from salaried professionals and first-time buyers, while continuing to pursue marquee projects in premium locations.

For FY26, the company has lined up project launches worth over ₹43,500 crore, spread across 25 developments in Bengaluru, Mumbai, NCR, Hyderabad, Chennai, and Goa. The fiscal year began with record-breaking launches in Q1 FY26 totaling more than ₹13,500 crore, including The Prestige City Indirapuram, the group’s first NCR launch, and Prestige Pallavaram Gardens in Chennai.

The FY26 development pipeline is further set to include around ₹30,000 crore of new projects, notable among them Prestige Falcon City Luxe, Evergreen at Prestige Raintree Park, and Prestige Southern Star Phase 2 in Bengaluru, Prestige Horizon Heights in Mumbai, and Mayflower at The Prestige City Indirapuram in NCR. These projects are expected to cater to both mid-segment buyers and premium home seekers, reflecting Prestige Group’s multi-tier strategy.

In terms of scale, the company reported 44 ongoing residential projects covering 95 million sq. ft and 35 upcoming projects spanning 46 million sq. ft in its Q1 FY26 investor presentation. These projects are distributed across Bengaluru, Mumbai, Hyderabad, NCR, Chennai, Kochi, Mangaluru, Ooty, Calicut, and Goa.

Financially, Prestige closed FY25 with sales of ₹1.70 lakh crore, a decline from ₹2.10 lakh crore in FY24. Despite the lower sales, average realizations rose to ₹14,113 per sq. ft, reflecting a 16% compounded annual growth rate (CAGR) over the last five years. Collections for FY25 stood at ₹1.20 lakh crore, with approximately 5,919 homes sold. Mumbai contributed the largest share of sales at 39%, followed by Bengaluru and NCR, indicating sustained demand in key urban centers.

The group continues to pursue a diversified real estate strategy, covering residential, commercial, retail, and services. In Q1 FY26, the revenue mix showed residential as the largest contributor at ₹1,573 crore, followed by offices at ₹160 crore, retail at ₹73 crore, and services at ₹137 crore. Additionally, the company has filed its draft red herring prospectus with SEBI for Prestige Hospitality Ventures, marking a formal entry into the hospitality sector as a separate vertical.

In commercial real estate, Prestige currently has 13 ongoing projects totaling 24 million sq. ft, including prominent developments such as Prestige Tech Forest, Prestige Tech Hub, and The Prestige in Mumbai. The upcoming commercial pipeline comprises 11 projects across 14 million sq. ft, including Prestige Landmark in Bengaluru and Prestige Forest Hills Mulund Phase 2 in Mumbai.

The group is also strengthening its retail portfolio, with 13 malls under development totaling 12.4 million sq. ft. Key retail projects include Forum One OMR in Chennai, Forum at The Prestige City in Hyderabad, and Forum at TPC Indirapuram in NCR. These retail and commercial initiatives are intended to complement residential developments, enhance asset utilization, and generate diversified revenue streams.
