Nowadays, companies pay more attention to creating comfortable working conditions for their employees. Therefore, the need for Grade A offices in big business centers is increasing.
As per the findings of the Office Outlook 2026 from Colliers India, the demand for Grade A office space in India will continue to be robust, with the demand for leasing being estimated to reach up to 70–75 million sq. ft. by 2026, whereas the supply of Grade A offices is estimated to reach 60-65 million sq. ft.. According to the findings of this report, there is a growing trend of demand for quality offices in the Indian market, driven by business expansions and changes in workplace strategy.
The trend towards sustainability is again changing the face of the commercial real estate market. Building developers are not limiting themselves to conventional office spaces but are now including features such as green certification, energy-efficient infrastructure, advanced technology, and well-being facilities. According to Colliers, almost 80% of office leases in 2026 will occur in green-certified office buildings.

In addition, the rise of flexible working space providers is also aiding in the creation of a demand for premium office space. Firms have become increasingly inclined towards hybrid working arrangements, which necessitate an adaptable office space setting. It is anticipated that flexible workspace providers will play a significant role in driving leases, thereby enhancing demand for Grade A commercial properties.

As per Colliers, more than 10 million sq. ft. of Grade A office space is forecasted to come up in the Delhi-NCR region in 2026.
