Mangaluru Civic Body Starts E-Khata Drive for Unauthorized Properties
The Mangaluru City Corporation (MCC) has launched a new initiative to provide e-khatas to owners of unauthorized properties in the city. Until now, only officially recognized properties were eligible for e-khatas through the e-property software. However, the new campaign aims to extend this facility to properties that were previously not approved by planning authorities.
This move is expected to benefit thousands of property owners, making it easier for them to legally register and manage their property records. So far, the city has already issued around 39,000 e-khatas since the system was implemented in 2022.
What is an E-Khata?
An e-khata is an electronic version of the khata certificate, which serves as an official property document. It is issued by municipal authorities and confirms that a property is registered with the local body, making it easier to pay property taxes and carry out legal transactions.
Until now, e-khatas were only available for properties that were approved by the government. However, many properties in Mangaluru, especially in older or unplanned areas, did not have formal approvals. As a result, owners faced difficulties in selling, transferring, or using their property for loans.
To address this issue, amendments were made to the Karnataka Municipalities Act, allowing local authorities to issue e-khatas for unauthorized properties registered before September 10, 2024.
How Will This Benefit Property Owners?
Legal Recognition: Property owners who previously lacked official documents can now get an e-khata, which legally recognizes their property.
Easier Transactions: With an e-khata, owners can now sell, transfer, or mortgage their property without legal complications.
Simplified Tax Payments: Property taxes can now be paid digitally, reducing paperwork and delays.
Better Property Records: The new system will ensure that all property details are recorded and verified, helping to avoid future disputes.
How Can You Apply for an E-Khata?
The Mangaluru City Corporation (MCC) has started a three-month campaign to issue e-khatas for all eligible properties. Property owners are encouraged to apply during this period to take advantage of the facility.
To apply, property owners should:
Verify property details in the e-aasthi software and property repository software used by MCC.
Contact the MCC help desk for further guidance. The central zone office can be reached at 0824-2220302 or 9141996736.
Why Is This Initiative Important?
With rapid urban development, many people in cities like Mangaluru live in houses that were built without proper approval from planning authorities. While these properties exist and are occupied, they lack official documentation, creating problems when owners want to sell, transfer, or mortgage them.
The new e-khata drive is a big step toward formalizing such properties and giving owners a legal identity. It will also help the government keep better records, ensure proper tax collection, and support better urban planning in the long run.
The MCC’s decision to issue e-khatas for unauthorized properties is a major relief for thousands of property owners. The campaign will run for the next three months, and those eligible should make use of the opportunity to get their properties registered.
