Everything You Need to Know about Builders' Association of India (BAI)

Builders' Association of India (BAI) is a prominent organization, formed in 1941 under the guidance of Brig. C.V.S. Jackson of Military Engineering Services to promote healthy competition among builders. Jackson suggested builders working under his command, form a body for finding solutions to various construction problems. This organization began with 250 members across three centers and has since expanded to over 20,000 direct members in around 200 centers, with an additional 150,000 indirect members through regional associations.

What is Builders' Association of India?  

Builders' Association of India (BAI) is the only all India apex representative body of civil engineering construction companies. To make the construction sector more competitive in India BAI was formed to achieve the highest standards of construction quality in the industry. 

The 80-year old BAI aims to enhance public trust in the domestic construction industry by promoting ethics, transparency, and accountability. It strives to foster positive relationships among clients, contractors, and end consumers to ensure that construction projects are completed on time and within budget. Additionally, BAI serves as the voice of the entire builder community in discussions with the government.

What is BAI’s Vision? 

The Builders’ Association of India (BAI) focuses on promoting unity, cooperation, and mutual trust among contractors while reducing unhealthy competition. It aims at achieving the highest standards of efficiency and quality by adopting methodology which could be derived from both Indian and International Standards. 

BAI advocates for environmental-friendly construction methods and supports tax concessions for such practices. It also regulates safety procedures and guidelines to minimize risks and enhance worker welfare. The association also regards workers and technicians as the key resource for the construction industry. It shall support and establish training institutions to train workers and technicians. 

Who can be a part of the BAI movement?

The Builders' Association of India (BAI) allows any person, company, society, or corporate body that's associated with the construction or real estate sector to join. Specifically, the following groups can join:

  • Construction Professionals (Engineers, architects, project managers etc.)
  • Suppliers and Manufacturers
  • Consultants and Service Providers
  • Associations and Groups related to the construction and real estate sectors 

How to become a member of Builders’ Association of India?

As per BAI, any person, company, society or any corporate body connected with the real estate industry as a builder, contractor and developer among others is eligible to become a member of this association. 

To become a member of this association, one must fill out a membership application form on the BAI’s website. It requires following details:

The application must be recommended by a center and approved by the BAI's Managing Committee. One can also request details about certification fees, which are required for membership.

Why become a member of BAI?

Construction is a core industry which drives our country's development and is the second largest economic activity and second biggest contributor to Gross Domestic Product. BAI was formed to safeguard the cause of the constituents of the domestic construction industry.

Over its 80-year history, the Builders’ Association of India (BAI) has actively addressed industry needs by successfully persuading the Central and State Governments to include Price Variation (Escalation) Clauses in contract documents and hosting the All India Builders’ Convention and Exhibition, which serves as a key platform for idea exchange, business transactions, and fostering a sense of unity among members. To date, 27 such conventions have been held.
