Cricketer Shivam Dube buys two apartments in Mumbai’s Oshiwara for ₹27 crore
Indian cricketer Shivam Dube has purchased two apartments in the DLH Enclave residential tower located in Oshiwara, a locality in Andheri West, Mumbai. The total consideration for the transaction amounts to ₹27.5 crore, according to property registration documents reviewed by SquareYards.
The two units, situated on the 17th and 18th floors of DLH Enclave, collectively measure 9,603 square feet. This includes approximately 4,200 sq ft of internal apartment space and about 3,800 sq ft of balcony area. The transaction also includes access to three car parking spaces. The registration was completed on June 20, 2025. Shivam Dube paid ₹1.65 crore in stamp duty and ₹30,000 in registration charges.
The apartments were purchased from the developer, Dev Land and Housing Limited. DLH Enclave is a high-rise residential complex that, according to local real estate brokers, offers views of the Oshiwara creek and surrounding mangroves. It is also known to be home to several well-known personalities from the entertainment industry, including comedian Kapil Sharma, singer Mika Singh, and the late actor Irrfan Khan.
Located in one of the busiest commercial and residential pockets of western Mumbai, Oshiwara and its adjoining area Andheri West have seen increased property transactions in recent quarters. The locality is connected via major arterial routes such as the Western Express Highway, SV Road, Link Road, and the Versova-Andheri-Ghatkopar Metro Line. Social infrastructure in the area includes schools, hospitals, malls, and media and production houses, making it a popular choice for professionals in the entertainment and business sectors.
Shivam Dube, who represents Mumbai in domestic cricket and plays for the Chennai Super Kings in the Indian Premier League (IPL), has been gaining attention both on and off the field. He was part of the Indian cricket team that won the ICC Men’s T20 World Cup in 2024. He made his debut for India in November 2019 and has been a regular feature in domestic T20 and franchise cricket. His property purchase comes at a time when other celebrities and athletes have also been active in the Mumbai real estate market.
Neither Shivam Dube nor Dev Land and Housing Limited have issued public statements regarding the transaction. However, real estate analysts suggest that transactions of this scale and profile signal continued demand for luxury residential assets in prime Mumbai micro-markets.
Recent weeks have seen several high-value property deals in Andheri West. Actor Jaideep Ahlawat and his wife Jyoti Hooda recently purchased an apartment in the same suburb for ₹10 crore. This followed an earlier purchase by Ahlawat in the same building in May 2025, also for ₹10 crore. Several developers are also increasing their presence in the region. DLF, headquartered in Delhi-NCR, has announced plans to launch its first Mumbai project, The Westpark, in Andheri West.
According to brokers familiar with the area, the presence of buyers from film, sports, and finance sectors has helped sustain interest in luxury housing across Oshiwara and adjoining pockets of Lokhandwala and Versova. These localities continue to see limited inventory releases, contributing to stable prices and quick absorption of premium listings.
Despite a broader slowdown in housing supply in Mumbai reported across mid-income segments, demand for premium residences in high-access zones like Oshiwara remains consistent. Data shared by research firms indicates that well-located, large-unit homes with modern amenities continue to transact steadily, particularly when associated with developers that have a clear delivery track record.
Shivam Dube’s acquisition adds to a list of recent purchases in Mumbai's premium real estate space by sports professionals, film actors, and high-income professionals, reinforcing a trend where lifestyle preferences, accessibility, and branding continue to shape residential choices in India’s most expensive property market.
