Bollywood actor and television host Manish Paul has leased out his commercial office space in Mumbai’s Andheri West for a monthly rent of Rs. 2 lakhs, according to documents reviewed by Square Yards. This deal highlights the growing demand for commercial spaces in Mumbai's prime locations and reflects Paul's expansion into the real estate market.
Andheri West is one of Mumbai’s most sought-after areas, offering a combination of commercial, residential, and entertainment spaces. It is home to some of the city’s popular landmarks, including Versova Beach, high-end restaurants, and key lifestyle destinations. The locality is well-connected to other major parts of Mumbai, particularly through the Western Express Highway and Metro Line 1. The leased property spans an area of 1,200 square feet (approximately 111.48 square meters) and is located within Morya Grand, a ready-to-move commercial complex developed by Nakta Investment Pvt Ltd. The property is part of a 0.69-acre plot and is designed to cater to businesses looking for modern, well-located office spaces. The deal, which was formalized in December 2024, includes an initial security deposit of Rs. 8 lakhs.
The rental agreement includes a tiered rental structure. The rent is set at Rs. 2 lakhs per month for the first 12 months, after which the monthly rent will increase to Rs. 2.14 lakhs for the following 12 months. This structure is common in commercial leasing and ensures that the landlord has a stable rental income over the term of the lease. The office was originally purchased by Manish Paul in September 2023 for Rs. 2.25 crore, and its leasing reflects his active involvement in real estate beyond his entertainment career.
