Akshay Kumar Sells Oberoi Sky City Apartment for Rs. 4.35 Crore
Bollywood actor Akshay Kumar has sold his apartment in Borivali East, Mumbai, for Rs. 4.35 crore. The transaction was registered in March 2025, as per property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) Maharashtra. The sale reflects an increasing interest in premium residential properties in Borivali, an area known for its connectivity, greenery, and access to recreational spaces.
Borivali East is a sought-after residential locality, well-connected to Kandivali East, Dahisar East, and Borivali West. It is home to Sanjay Gandhi National Park, Kanheri Caves, and amusement parks like Water Kingdom and Essel World, making it a preferred location for homebuyers looking for a balance of urban convenience and natural surroundings. The apartment sold by Kumar is located in Sky City, a residential project developed by Oberoi Realty. The project spans 25 acres and consists of ready-to-move-in 3BHK, 3BHK+Studio, and Duplex apartments. Sky City has been a popular choice among buyers due to its large-scale development and amenities.
According to IGR property registration documents, the apartment has a carpet area of 1,073 sq. ft. (99.71 sq. m) and includes two car parking spaces. The transaction incurred a stamp duty payment of Rs. 26.1 lakh and registration charges of Rs. 30,000. Square Yards Data Intelligence reports that Oberoi Sky City has witnessed significant market activity, recording 208 sale registrations between March 2024 and February 2025, with a total transaction value of Rs. 818 crore. The average resale price in the project stands at Rs. 44,577 per sq. ft., indicating strong demand for apartments in this development.
Property registration records reveal that Akshay Kumar purchased the apartment in November 2017 for Rs. 2.37 crore. The recent sale at Rs. 4.35 crore marks an 84% appreciation in value, reflecting the steady price growth in Mumbai’s real estate market. This is not Kumar’s first transaction in the project. In January 2025, he sold another apartment in the same building for Rs. 4.25 crore, which was also purchased in 2017. The increasing value of these transactions underscores the rising demand for high-end residences in the area.
Oberoi Sky City has also been a preferred choice for other Bollywood celebrities. In May 2024, actors Amitabh Bachchan and Abhishek Bachchan acquired multiple properties in the development, as per IGR property registration records. The presence of high-profile buyers in the project highlights the growing interest in Borivali East as a prime residential destination. With strong resale activity and consistent price appreciation, the area continues to attract investors and homebuyers looking for modern living spaces in Mumbai.
