TVS Emerald Buys Rayasandra Land for ₹700 Crore Residential Venture
TVS Emerald, the real estate arm of the TVS Group, has acquired a 7.18-acre land parcel in southeast Bengaluru, marking its seventh major land transaction in the city. The new acquisition, located near Rayasandra Lake, will be used to develop a premium residential project. The company expects to generate over ₹700 crore in revenue from this development, although the launch date and configuration details are yet to be disclosed.
According to the company, the project will cater to the demand for high-end residential spaces in a location that continues to gain traction due to proximity to IT corridors and ongoing infrastructure improvements. The site is situated near Electronic City and Sarjapur Road, two of the city's established IT zones. The location’s connectivity through the Outer Ring Road and planned metro linkages are seen as contributing factors to the site's development potential.
Sriram Iyer, Director and CEO of TVS Emerald, stated that the Rayasandra acquisition aligns with the company's plans to expand its footprint in Bengaluru. "This site presents an opportunity to develop a premium residential community, given its location and accessibility," Iyer said. He added that the project would aim to address housing demand from professionals working in nearby business hubs.
Rayasandra has been witnessing rising interest from developers due to its proximity to business districts and social infrastructure. The area is seeing new roads, metro connectivity proposals, and better access to schools and commercial services. While TVS Emerald has not yet released detailed project plans, the company's focus in past projects has included mid-to-high-rise apartment configurations targeting working professionals and end-users.
This is TVS Emerald’s seventh known land acquisition in Bengaluru. Earlier in February 2025, the company bought a 10-acre land parcel in Sathnur with development potential of 1.4 million sq ft and a projected revenue of ₹1,600 crore. Prior to that, TVS had entered the northern Bengaluru suburb of Rachenahalli through a smaller 3-acre deal announced in 2023. The site is under preparation for an apartment project.
Outside Bengaluru, TVS Emerald has also acquired two plots in Chennai—one measuring 12 acres on Radial Road and another of 4.8 acres in Padur. In addition, the company had acquired a four-acre parcel in Thanisandra, another residential catchment in Bengaluru.
TVS Emerald’s current development pipeline spans over 8 million sq ft. The company is in different stages of planning, construction, and sales across multiple cities, with a growing emphasis on Bengaluru and Chennai. The group’s expansion strategy has been focused on acquiring land in locations with clear infrastructure and end-user demand indicators.
The Bengaluru real estate market continues to see new launches in the premium segment, driven by demand from IT and knowledge sector professionals. Developers have increasingly focused on micro-markets that benefit from urban infrastructure projects and transport upgrades. Locations such as Sarjapur Road, Electronic City Phase II, Whitefield, and now Rayasandra have become prominent in new housing launches.
TVS Emerald has positioned itself as a developer of plotted and apartment-based residential projects and has gradually built its portfolio through direct land acquisitions rather than joint development agreements. Its entry into newer parts of Bengaluru reflects both its medium-term confidence in the city’s housing demand and the company’s intent to diversify its presence across southern India.
With this latest acquisition, TVS Emerald is expected to continue its investment-led expansion strategy. The company has not yet made announcements regarding project size, number of housing units, or ticket size but is expected to release those details once statutory approvals are in place.
