Cricketer Virat Kohli and actor Anushka Sharma, his wife, have purchased more than five acres of alibaug land for total amount of Rs 37.86 crores for it, based on the documents  accessed by CRE Matrix from land registration. This is the couple's second land buy from the beachside town of Alibaug, after they paid Rs 68 crores with a view to constructing a villa and were able to develop one there in 2022 over eight acres of land.

These newly purchased pieces of land are situated in the Zirad village, close to the Awas Beach, and the two pieces of land are measured as 1.474 hectares and 0.627 hectares respectively, together encompassing 21,010 sq. meters. This purchase, recorded on January 13, 2026, further required the payment of stamp duty and registration fees worth ₹2.27 crores and ₹30,000. Sonali Amit Rajput is mentioned as the selling entity in this purchase, as affirmed by Samira Land Assets Private Limited.

Alibaug: Second Home Hotspotting in India

Alibaug has been one of the preferred locations for people looking for a second house with the sole objective of offering an unbridled getaway from the hustle and bustle of Mumbai. This location takes three to four hours from Mumbai via the Mumbai Goa Highway, and the Ro Ro from the Gateway of India to Mandwa takes 45 minutes.

Alibaug had grown into a luxury residential and entertainment spot for celebrities and rich people. The area contains a range of holdings including beach houses, luxury villas, small construction schemes, and agricultural land. Furthermore, it comprises quality entertainment facilities including a liquor store and a restaurant. In the past, Amitabh Bachchan acquired land parcels in Alibaug for ₹10 crore and ₹6.6 crore in 2024–25, while actor Kartik Aaryan and Shah Rukh Khan’s daughter Suhana Khan have also invested in the area. Other prominent cricketers, including Rohit Sharma, Sachin Tendulkar, and Ajit Agarkar, have similarly expanded their real estate footprint in and around Alibaug.

The couple’s 2022 villa already features premium amenities, including a temperature-controlled pool, bespoke kitchen, jacuzzi, multiple bathrooms, a sprawling garden, staff quarters, and covered parking. With this second acquisition, Kohli and Sharma are strategically expanding their luxury estate, reflecting the growing trend of celebrity investment in high-value coastal real estate.

Property options in the area vary from sale of villas in the range of 715 crore, apartments priced at 1.55 crore, and land parcels of 310 crore per acre on the basis of agricultural status, reported Hindustan Times.Alibaug, Capital values for apartments are at 15, 00017, 000 per sq ft, with rental yields of 11.5% for apartments and 34% for villas. With annual property transactions of 12,000–13,000 units, almost double pre-COVID levels, Alibaug is evolving from a quiet holiday hub into a vibrant residential and investment hotspot.


Five major developersEmaar India, Oberoi Realty, Lodha, Hiranandani, and Mahindra Lifespaces have come up with their projects here, which is a sign of the increasing popularity of Alibaug.

These elements combined make Alibaug a highly attractive place to live for wealthy people in the future, with the added bonus of being close to Mumbai, having beautiful natural surroundings, and well thought out infrastructure. Property developers like Oberoi Realty, Lodha, and Hiranandani still hold large tracts of land here, while the demand is increasing among the city workers, businessmen, and movie stars seeking exclusive second homes.

With the investment of Kohli and Sharma lately, Alibaug has been further branded as a high end coastal getaway for India's elite and it is regarded as one of the Maharashtra markets that are most enticing for the luxury residential real estate sector.
