Modulus​‍​‌‍​‍‌​‍​‌‍​‍‌ Housing, an IIT Madras-incubated startup, has raised $7.83 million in its Series A funding round, led by Kalaari Capital with the participation of Hero Enterprise and Samarthya. It's a major milestone for the startup in the field of modular construction. Besides, SVAS, Sigma, the founder of Zetwerk Srinath, Sanjiv Rangrass, and other well-known investors have also contributed to the ​‍​‌‍​‍‌​‍​‌‍​‍‌round.

Founded in 2018 as a bootstrapped venture, Modulus Housing aims to create a new category of infrastructure through a cloud manufacturing model, a decentralized network of partner factories across India designed for speed, engineered for scale, and focused on the low-rise buildings segment.

The company plans to utilize the proceeds to expand its market presence across both Indian and international markets while advancing R&D for new technologies and product lines. A portion of the funds will also be deployed to scale its cloud manufacturing network and enhance its lightweight green concrete technology stack, which has become a key differentiator in the modular construction space.

Its​‍​‌‍​‍‌​‍​‌‍​‍‌ operating revenue, as per company data, was increased by 38% to ₹54 crore in FY24 from ₹39 crore in the previous fiscal year. Moreover, it presently has a portfolio of more than 1,500 modular buildings in 21 Indian states and a few African ​‍​‌‍​‍‌​‍​‌‍​‍‌countries.

The startup’s business model focuses on solving a key problem in the infrastructure sector, where demand is decentralized, recurring, and urgent but often unmet in terms of quality standards. “Their factory-first approach brings scalability and predictability to one of the most fragmented industries. We believe Modulus has the potential to become a category leader in industrialized micro-construction and are excited to work with the team in their next phase of growth,” added Sampath P, Partner at Kalaari Capital.

Modulus​‍​‌‍​‍‌​‍​‌‍​‍‌ Housing has, through live projects, impacted significantly different sectors with its approach, a change that can be felt in various layers of society. The startup is using cloud manufacturing and modular construction methods to achieve quick timelines and money-saving solutions for projects that include commercial spaces in cities, as well as low-rise residential and institutional buildings.

Industry insiders are of the opinion that the funding round is a sign of greater investor enthusiasm for technology related to modular construction and eco-friendly building practices. As India amplifies its demand for infrastructure, companies like Modulus Housing are the perfect solution to address issues of speed, quality, and cost-efficiency.

Modulus Housing’s Series A investment will be used to extend the company’s global operations in Africa, where there is a rapid rise in the need for low-rise construction. The combination of thorough knowledge of the local situation and easily scalable manufacturing processes offers a high-growth potential to investors in a sector that is fragmented and lacks adequate ​‍​‌‍​‍‌​‍​‌‍​‍‌services.
