After the success of its first few regional rail transit project corridors, the National Capital Region (NCR) is now all set for the fourth one, the Namo Bharat (RRTS), running from Ghaziabad to Noida International Airport (Jewar). A Detailed Project Report (DPR) for the corridor is being drafted at the moment with an anticipated travel time of nearly 50 minutes for a Ghaziabad to Noida airport run.

According to the data provided by the Press Trust of India, the proposed corridor will necessitate an investment of about 20,640 crore. The approximately72-km long network will feature the installationofaround12 stations and will serve areas like Ghaziabad Noida Greater Noida, and the YEIDA region connecting themwith Noida International Airport.

The project aims at making the corridors operational at an operational speed of 180 km/h, which will result in much faster traveltime thanthe conventional mode of traveling by road. It will also bring together existing transportation networks like the Delhi Metro, NoidaMetro, and other Namo Bharat corridors, which will result in an effective multimodal transport connectivity across the NCR.

Improved Connectivity to Drive Ghaziabad Real Estate Growth

The proposed Ghaziabad-Noida International Airport Namo Bharat corridor is expected to create new opportunities for the real estate sector by improving accessibility between residential areas, commercial hubs, and emerging employment zones.

Varun Garg, Director, Karyan Group, said, "This corridor is not merely a transportation project; it has the potential to become a major growth engine for Ghaziabad's real estate market. Improved connectivity is expected to significantly benefit both the residential and commercial real estate segments. Over the past few years, infrastructure developments such as the Delhi-Meerut Expressway and the operational Delhi-Ghaziabad-Meerut Namo Bharat corridor have positively influenced housing demand and property values across several parts of Ghaziabad. The proposed Ghaziabad-Noida Namo Bharat corridor is expected to accelerate this growth further."

Ghaziabad's affordable housing, upgraded infrastructure, and better connectivity with other work hubs in Delhi-NCR have lured more homebuyers. The running DELGHZMRT Namaste Bharat Corridor and other road-building projects have already made the region more accessible and boosted the development of that area.

Ghaziabad will become even more attractive as a residence because of the new highway connecting it directly to Noida International Airport. Professionals, businesses, and residents will benefit from quick access to the airport, and also development will be stimulated across the various residential segments of the neighborhood.

Encouraging the Development of Commercial Businesses and Industries

Except for the residential properties, the intended highway corridor is assumed to contribute to a thriving Commercial economy of Ghaziabad and the nearby areas. Easier access to Noida International Airport and YEIDA region might lead to a rise in investment in various industries such as IT (information technology), corporate offices, logistics warehousing, and retailing.

The airport's convenient reach will most possibly enhance a smooth flow of business from one place to another of the areas of Ghaziabad, Noid, Greater Noid, and other NCR areas. These could be the main drivers which will encourage developers to look for new commercial developments or mixed-use properties right in the neighborhood of these transport routes.

In fact, the Yamuna Expressway area has now started to witness higher levels of industrial and infrastructural works because of several development projects planned around Noida International Airport. Better inter-community links through the Namo Bharat railway system can probably add the value of economic activities as well as open more doors of employment opportunities.

Strengthening NCR's Regional Transport Network

The new Ghaziabad-Jewar Namo Bharat corridor is an expansion initiative aimed at developing faster regional transportation services across NCR. The Ghaziabad-Jewar and the Noida-Faridabad-Gurugram Namo Bharat corridors are currently both in the DPR (Detailed Project Report) phase.

With this development, not only will the accessibility along the industrial zones, but also that of the residential, commercial, and business hubs be improved. And, reliance on motor road vehicles will be lessened and efficiency for travelers will be raised.

For the city of Ghaziabad, the new corridor marks an infrastructure opportunity that can be of major significance for future residential and commercial developments. Connectivity with the nearby airports and employment centers tends to raise the level of investor interest and facilitate real estate development over the years.
