Bengaluru’s real estate sector, which has been considered to be amongst the most evolving in India, has started being influenced by digital reforms in governance. One of the most important initiatives in this regard has been the GPS property identification project started by the Greater Bengaluru Authority. This has aimed to provide a clear, technology-driven identification database for properties in Bengaluru, which would help in ensuring efficiency in property taxes, planning, and land-related matters. However, despite being a highly important project in Bengaluru’s real estate industry, it has seriously lagged in implementation.

Unveiled in September 2024 by the former Bruhat Bengaluru Mahanagara Palike and now being administered by the Greater Bengaluru Authority, the GPS tagging campaign is aimed at identifying the accurate location details for every single property within the city area. The agenda is to provide a digital mapping to around 25 lakh properties coming under the purview of the GBA to initiate a novel, GIS-based urban governance framework in accordance with the tremendous growth in property in Bengaluru.

Explanation of GPS Property Tagging Technology

Essentially, property tagging using the GPS system involves documenting the coordinates of land parcels and physical structures through a process called Global Positioning System technology. This is done through using a handheld GPS device or mobile application that is facilitated by a satellite positioning system in order to identify the coordinates on a physical basis, which is then associated with already existing property information such as ownership, property taxes, land use, and building permits.

This further emphasizes the importance of standardization of the tools, calibrations, and verification procedures of the technology—in areas where Bengaluru’s system has confronted challenges.

Status of GPS Tagging in Bengaluru Today

As of December 2025, only 28 percent of properties falling within the limits of the Greater Bengaluru Authority are geo-tagged. It is estimated that 15.5 lakh properties' GPS coordinates are already mapped. Out of that number, 7 lakh properties' coordinates are mapped through direct surveys carried out by that concerned corporation's own employees. Another 8.5 lakh properties' coordinates are provided through self-submission made by property owners.

This divided data collection was introduced to expedite the process in the massive real estate market in Bengaluru. However, it has also generated concerns about the accuracy of the data being collected. It was also admitted by the revenue department that the GPS information provided by the builders can be faulty, either due to a lack of technical knowhow or incorrect location. Even the information collected by trained personnel is being questioned, as there were discrepancies in the use of gadgets and methods.

This was further confirmed by Munish Moudgil, Special Commissioner (Revenue), Greater Bengaluru Authority, who has said that the current GPS data is being treated as ‘base information’ and not ‘final data.’ This statement clearly indicates not only how complex it is to implement location technology in real estate in Bengaluru, where there is a wide array of real estate, including planned, gated, and unauthorized along with existing developments.

How GPS Tagging Is Important in Bengaluru’s Real Estate Market?

The GPS tagging system has significant implications in the real estate industry in Bengaluru. Property taxes are considered the key source of income for the urban local bodies. However, proper identification and delineation of property are imperative in property tax assessment. Any discrepancies in the data may lead to a loss of taxes and could be a cause of discrepancies between property owners and the BMC.

Developers, investors, and prospective homebuyers would be able to reap the benefits of a GPS-enabled real estate database, which would provide clarity and predictability. With location-tracking documents, disputes over real estate ownership would be eliminated, due diligence for real estate transactions would be streamlined, and approvals for construction would be obtained quickly. In this dynamic market, with Bengaluru’s real estate growth spreading across the peripheral areas, clarity is necessary for the market to retain investor confidence.

Further, GPS-marked property information promotes effective urban planning. Infrastructure development like the expansion of roads, alignment for the metro, drainage systems, as well as the availability of public utilities, requires accuracy in space information. Without this accuracy, it is likely that infrastructure development for Bengaluru is done reactively.

Technical & Administrative Barriers to the Implementation

Despite the promises offered by the GPS tagging scheme, however, the drive has been hampered by structronic and operational limitations. Additionally, it’s important to note that one key decision, according to the Greater Bengaluru Authority, is that all properties under 25 lakh, which are so far recorded, will be surveyed by officials from said corporations themselves. This implies all, including self-declared ones, will be surveyed. This further implies there’s greater importance on “quality” rather than focusing on getting hold of a huge number of surveyed properties in their possession for now.

A Need for Critical Reforms for the Real Estate Sector’s Future in Bengaluru

The GPS tagging for all properties in Bengaluru is not an advancement in technology; in fact, it’s a significant change leading towards transforming the real estate scenario in Bengaluru in a drastic way altogether.
