A new digital system for house tax calculation in Lucknow would be initialized by the Lucknow Municipal Corporation (LMC). The new system, Property Tax Management System (PTMS), has been designed to ensure increased transparency and accuracy in property taxation in the city. Furthermore, there has been a great deal of complaints from citizens regarding incorrect taxation and harassment in relation to this in the previous system.
The PTMS will establish a comprehensive digital database of allProperties in respect of buildings situated within the municipal boundaries. By this mechanism, the authorities will be able to Differences in their constructed specifications like constructed area, use category, and ownership status compared to the existing databases. The properties which are found to be short-changed, mismatched, and are potentially not in the tax base will be short-listed for scrutiny.
As per reports, this new system shall mainly affect properties in which the size recorded does not correspond to the actual structure, properties wrongly assessed as residential, commercial, and those that have undergone expansion without the necessary changes in the municipal records. Commercial ventures operating from residential properties are also going to be easily identified by this new system. Large residential and commercial properties that are at present sub-valued shall also come under the scanner.
Currently, there have been some discrepancies arising from human error in the assessment, and these include smaller buildings depicted as having bigger areas, as well as residential properties being assessed at a business rate. This should be rectified by the PTMS, which seeks to computerize all property information and standardize assessment variables.
Commenting on the advantages of the new system, Ashok Singh, the Chief Tax Assessment Officer of LMC, said, that the PTMS will create a digital map of every building and connect it with accurate information related to its area, usage, and ownership. This information, once uploaded on the system, can’t be modified by humans. This means that no one can tamper with the information. Property owners and higher government officials can access details about the calculation of taxes.
The system will also help the civic body collect tax defaults more effectively. The property tax details would be available to the municipal commissioner and the top officials for constant tracking and taking appropriate actions.
This will help the officials improve the revenue collection system without compromising the justice of taxation. In a bid to move away from the manual system of valuation and towards a technologically enabled system, the Lucknow Municipal Corporation plans to modernize the system of property taxes. It is expected that the execution of the PTMS system will ensure that everything is streamlined.
