Sobha Ltd to Invest ₹800 Crore in Launching Its First Luxury Residential Project in Greater Noida

Bengaluru-based real estate developer Sobha Ltd has entered the Greater Noida property market with a proposed investment of around ₹800 crore in a luxury residential project. The company confirmed that this marks its first project in the region and its fifth overall in the Delhi-NCR market.

The project, named Sobha Aurum, will be located in Sector 36, Greater Noida, and will feature two high-rise towers with a total of 420 residential units. These units will include a range of 1BHK to 4BHK apartments, with base prices starting at ₹1.12 crore. The 2BHK units are priced from ₹1.92 crore, 3BHKs from ₹2.30 crore, and 4BHKs from ₹3.48 crore, according to a company statement.

The land for the project was acquired through a government auction for an estimated ₹160 crore. Although the developer has not formally disclosed the total development cost, sources familiar with the matter indicated that Sobha plans to invest nearly ₹800 crore over the lifecycle of the project, including land, construction, and associated approvals.

The development spans 3.46 acres and has a built-up potential of approximately 9.3 lakh square feet. As per the official communication from the company, Sobha Aurum has already received all necessary regulatory clearances required for launch.

Sobha Ltd stated that more than 2.5 acres of the total project area will be allocated to open and recreational amenities. These include a 15,072 sq ft clubhouse, swimming pools for both leisure and lap activities, a children’s play zone, a multi-sport court, and an open lawn for gatherings and exhibitions. Select apartments will also include private terraces and corner balconies.

The towers are designed to rise over 45 floors, positioning them among the taller residential structures in the Greater Noida West micro-market. The project’s configuration and unit mix are aimed at the urban end-user segment and high-income professionals seeking long-term residence options in emerging suburban nodes.

This expansion into Greater Noida follows the company’s previous projects in the region, including Sobha International City in Gurugram. That township-style development, located along the Dwarka Expressway corridor, was Sobha’s flagship foray into the NCR market. With the launch of Sobha Aurum, the company now has projects operational across multiple urban nodes in North India.

Jagadish Nangineni, Managing Director of Sobha Ltd, noted that the company’s entry into Greater Noida represents a key milestone in its expansion strategy. He expressed confidence that Sobha’s focus on quality and project execution would establish a new standard for luxury residential development in the region.

Industry analysts view Sobha’s entry into Greater Noida as a strategic response to the shifting demand in the Delhi-NCR housing market. With Noida International Airport under development and several infrastructure corridors being expanded in the region, developers are increasingly focusing on Greater Noida and Yamuna Expressway sectors for mid to upper-end housing.

The project comes at a time when branded developers are intensifying their presence in Uttar Pradesh's urban clusters, driven by planned investments in transport infrastructure, better regulatory clearances, and rising absorption in the upper mid-income category.

Construction of the project is expected to commence shortly, with pre-launch sales activity likely to begin within the next quarter. Sobha Ltd is expected to finance the project through a combination of internal accruals and institutional funding.

Once completed, Sobha Aurum is anticipated to contribute to the company's overall revenue pipeline from the NCR region and expand its footprint in the northern Indian housing segment.
