Singer Rahul Vaidya and Family Sell Two Oshiwara Apartments for ₹5 Crore
Singer and music composer Rahul Vaidya, along with his parents Krushna and Geeta Vaidya, has sold two residential apartments located in the Oshiwara locality of Mumbai for a combined value of ₹5 crore. The transactions were completed in April 2025, according to property registration documents reviewed by proptech platform Square Yards.
Both apartments are located within Samartha Aangan, a completed residential project situated in Andheri West. The first unit has a built-up area of 102.41 square metres, or approximately 1,102.38 square feet. It was sold for ₹3 crore. The sale attracted a stamp duty of ₹18 lakh and a registration fee of ₹30,000. This unit was originally purchased in May 2008 for ₹1.01 crore.
The second apartment, also located in Samartha Aangan, has a built-up area of 69.05 square metres, or about 743.28 square feet. It was sold for ₹2 crore. The stamp duty on this transaction amounted to ₹12 lakh, while registration charges were ₹30,000. This apartment was also purchased in May 2008, for ₹68.3 lakh.
The two sales reflect a total capital gain of ₹2.31 crore on the original purchase prices from 2008. The transaction documents indicate that the Vaidya family held the properties for nearly 17 years before selling them. These long-term holdings and eventual sales come during a period of heightened interest in Mumbai’s residential property market, particularly in the western suburbs.
Oshiwara is a residential and commercial area situated between Andheri and Goregaon, known for its connectivity to other parts of Mumbai. The locality benefits from access to the Western Express Highway, the Mumbai Metro, and major arterial roads. Its proximity to the Lokhandwala Complex and several commercial hubs makes it a preferred choice for middle and upper-middle-income households.
The Samartha Aangan project, where the two apartments were sold, is part of a cluster of housing developments in the area. It offers completed residential units with standard urban amenities. The project is known for its ready-to-move inventory and location advantage, though it does not fall into the category of high-end luxury housing.
This is not the first time Rahul Vaidya has been in the real estate news. In 2024, he and his family purchased a high-end apartment in DLH Signature, a premium residential project by DLH Group, located in Mumbai. The new property measures 3,110 square feet and was bought for ₹9 crore. The DLH Signature project includes 3 BHK, 4 BHK, and 5 BHK units, with multiple facilities spread across a 1.25-acre development. This purchase appears to mark an upgrade from the earlier properties in Oshiwara.
The decision to sell the Oshiwara apartments may be part of a broader realignment of the family’s residential and investment assets. The shift from mid-range to high-end property suggests a focus on fewer but more premium holdings. The rising property values in areas like Oshiwara, combined with strong resale demand, also offer a practical window for long-term owners to exit.
According to property market data and analysis by Square Yards, several Bollywood personalities own homes in and around Oshiwara. These include actors such as Amitabh Bachchan, Ajay Devgn, Sunny Leone, and Sara Ali Khan. The area continues to be attractive to buyers seeking relatively central locations in Mumbai without the premium pricing of south Mumbai.
With Mumbai’s property market showing signs of stable absorption and increasing demand, particularly in western and central suburbs, more homeowners and investors are expected to explore exits or upgrades.
