VMRDA to Develop Middle-Income Housing and Iconic 50-Storey Tower in Visakhapatnam

The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has taken a significant step in urban residential development by issuing requests for proposals (RFPs) to construct apartment complexes in Midhilapuri and Vepagunta, alongside a landmark 50-storey tower in the Madhurawada area. Over the past decade, VMRDA’s focus has primarily been on selling plots and one-cent layouts for state government use, making this its first direct residential housing initiative in at least ten years.

According to the authority, these projects will be executed through a public-private partnership (PPP) model, aiming to provide housing at rates below the current market prices. The Midhilapuri and Vepagunta projects are targeted at the middle-income group (MIG), while the 50-storey development is envisioned as an iconic residential tower with premium amenities, also to be delivered via PPP.

VMRDA Chairman Pranav Gopal emphasized the strategic importance of the projects, highlighting the authority’s past contributions to affordable housing. “Although there has been a gap in direct residential development, I am committed to continuing VMRDA’s tradition. I personally planned these MIG projects to address the growing housing demand as Visakhapatnam expands and property prices rise,” MrGopal said. He added that future similar developments across the VMRDA region will depend on the outcomes and interest generated by these projects.

The MIG initiatives include gated residential complexes with modern amenities, to be constructed on two prime sites: 2.78 acres at Midhilapuri (near Madhurawada) and 0.63 acres at Vepagunta (near Pendurthi). The projects will follow a design, finance, build, transfer approach under a hybrid joint development model. The Midhilapuri project will deliver a minimum of 3.56 lakh sq.ft of saleable area, excluding parking, while the Vepagunta project will provide 62,000 sq.ft. The estimated cost of both developments is ₹124 crore, excluding design, supervision, pre-construction, and interest costs.

The residential complexes will feature a combination of 2BHK, 2.5BHK, and 3BHK flats, with ample amenities for residents. The Midhilapuri project comprises five blocks totaling 264 flats, whereas the Vepagunta development includes 45 flats. Both projects are designed as gated communities, prioritizing security, convenience, and a high quality of living.

Separately, the proposed 50-storey residential tower in Madhurawada will be constructed on approximately 4.07 acres, offering about 16.5 lakh sq.ft of saleable area. The development is planned as six interconnected towers, each 50 floors high, featuring 3BHK, 4BHK, and duplex apartments. The project will include a clubhouse and a wide range of modern amenities such as a swimming pool with poolside deck, lounge, party hall, gym, spa, and open seating areas. Additional facilities will include a reception, waiting lounge, supermarket, cafeteria, meeting rooms, visitor rooms, and guest rooms, positioning the tower as a landmark luxury residence in the city.

The projects are expected to not only provide affordable and high-quality housing but also enhance the urban landscape of Visakhapatnam. The MIG apartments will help middle-income families realize their dream of homeownership, while the 50-storey tower is set to become an iconic addition to the city skyline, reflecting VMRDA’s commitment to sustainable urban growth and modern residential planning.
