MAIA Estates, one of Bengaluru’s foremost residential developers, today announced the launch of The Seven — twin towers coming up on a 3.67-acre parcel in Basavanagudi, South Bengaluru. The development is planned to comprise 128 exclusive 4 BHK+ residences across 36 storeys, spanning approximately 6 lakh sq. ft. of saleable area, with completion targeted by 2029.

The Seven is being developed through a joint development agreement, backed by ₹120 crore in institutional funding from Arnya Real Estate Fund - Debt and marks MAIA’s entry into South Bengaluru — a micro-market defined by limited new premium supply, end-user-driven demand, and long-term price stability with a track record of steady capital appreciation.

Guided by seven elemental principles — Earth, Water, Air, Fire, Space, Integrity, and Community — the development reflects these through its planning, landscape, and shared spaces. The development features sky decks, landscaped wellness areas, water features, and sunlit gardens. The Seven emphasises low-density living, with homes designed for natural light, cross-ventilation, and privacy. Large-format 4 BHK+ residences respond to a clear shift toward larger, end-user-driven homes in Bengaluru’s residential market, with architecture and interiors thoughtfully developed in collaboration with international and Indian design studios.

The Seven is designed primarily for end-users, including HNI and UHNI buyers, senior professionals, NRIs, and existing homeowners looking to remain in the same neighbourhood, with access to homes offering greater spatial quality, design clarity, and attention to detail. Located in Basavanagudi, one of Bengaluru’s most revered residential areas, the building will benefit from well-developed social infrastructure and central connectivity, with proximity to Lalbagh Botanical Garden, Gandhi Bazaar, and well-connected metro access within close reach.
