The demolition of unsafe residential towers at Chintels Paradiso in Sector 109 has advanced significantly, with three towers fully demolished and a fourth nearing completion. The Department of Town and Country Planning (DTCP) has instructed the developer to accelerate the process to allow reconstruction of the flats to commence at the earliest, according to Hindustan Times.
Demolition work began in January 2025 following structural audits conducted by experts from IIT Delhi in 2023 and 2024, which identified six towers—D, E, F, G, H, and J—as structurally unsafe. DTCP officials confirmed that towers F, G, and H have been fully demolished, while tower E is expected to be completed shortly. The demolition of tower D is scheduled to start next week.
Amit Madholia, district town planner (enforcement), Gurugram, stated that inspections are being conducted regularly to ensure compliance with safety norms. “We asked the developer to accelerate the demolition process,” he noted. The DTCP emphasized that all safety protocols are being closely monitored during the ongoing work.
Meanwhile, demolition of towers A, B, and C has been temporarily stalled due to ongoing Supreme Court proceedings. Owners of these towers have obtained a stay order, which prevents the developer from proceeding until the court’s review is concluded. Tower J’s demolition is also delayed, as it shares a basement with towers A, B, and C, making careful planning essential to maintain safety for the remaining residents.
Speaking to Hindustan Times, JN Yadav, Vice President at Chintels, explained that the demolition process is being conducted with strict precautions. “There are people living in towers A, B, and C, and their safety is a major consideration,” he said. “We cannot proceed with tower J until legal and safety concerns for the adjacent buildings are addressed.”
Residents and the local RWA have expressed frustration over the pace of demolition. Rakesh Hooda, President of Chintels Paradiso RWA, stated, “The demolition is unlikely to be completed this year. The developer’s decision to halt rent payments to residents who opted for reconstruction from August has added to the difficulties. We also want the RWA elections to be held at the earliest, which remain blocked.”
Flat owners have been facing challenges due to the sudden suspension of rent payments, which were being provided in line with Supreme Court directives. Hooda urged authorities to intervene and resolve the issue promptly.
Responding to these concerns, Yadav clarified that rent payments had been initiated from January 2025 during demolition. However, with the pending writ petitions and the delay in dismantling the remaining towers, the company faces uncertainty regarding the timeline for reconstruction. “It is impossible to continue paying rent indefinitely under the current circumstances,” he said.
DTCP officials emphasized that the focus remains on completing the demolition safely and facilitating reconstruction work as soon as possible. A review meeting with the district administration has been scheduled to monitor progress and coordinate next steps for the remaining towers.
