Sobha Ltd has announced plans to launch residential projects worth ₹22,000 crore over the next 18 months as part of its strategic expansion across multiple Indian cities. This development comes amid strong sales performance in Q2 FY26, reflecting sustained demand for premium housing in urban India.
According to Sobha’s latest investor presentation, the company will roll out 13 residential projects across Bengaluru, Mumbai, Delhi-NCR, Pune, Chennai, Calicut, Thrissur, and Thiruvananthapuram, covering a total area of 16 million sq. ft. with an estimated sales potential of nearly ₹22,000 crore. In addition, Sobha will launch two commercial projects spanning 0.74 million sq. ft., bringing the total upcoming development pipeline to 15 projects with a combined built-up area of 16.7 million sq. ft.
Sobha reported a 61% year-on-year surge in sales bookings in Q2 FY26, amounting to ₹1,902.6 crore, up from ₹1,178.5 crore in the same quarter last year. The company sold 13.94 lakh sq. ft. during the July–September quarter at an average realisation of ₹13,648 per sq. ft.
For the first half of FY26, Sobha achieved record sales bookings of ₹3,981.4 crore, representing a 30% annual growth. Consolidated net profit nearly tripled to ₹72.52 crore, compared to ₹26.08 crore a year earlier. Total income for the quarter rose to ₹1,469.3 crore from ₹965.29 crore in Q2 FY25. As of September FY26, the company’s gross debt stands at ₹1,010 crore.
During H1 FY26, Sobha completed 2.25 million sq. ft., equivalent to 1,185 homes, demonstrating continued execution strength. The company has a clear pipeline of 16.69 million sq. ft. of future launches over the next six quarters.

During FY25, the company reported net profit of ₹94.68 crore on total income of ₹4,162.75 crore. It sold properties worth ₹6,276.5 crore and has delivered 148.02 million sq. ft. of developable area to date. In Q2 FY26, the company sold 770 homes covering 1,394,106 sq. ft. at an average realisation of ₹13,648 per sq. ft., translating into ₹1,902.6 crore in sales revenue.
