Raymond​‍​‌‍​‍‌​‍​‌‍​‍‌ Realty has unveiled Invictus by GS, BKC, a super-luxury residential project in Mumbai's premium Bandra Kurla Complex (BKC), with a potential business turnover of ₹2,000 crore. On an area of two acres, the project is planned to be developed through a redevelopment model, which features a luxurious lifestyle along with eco-friendly aspects complying with the Indian Green Building Council (IGBC).

The project features six towers with 23 residential floors and four basements, built to offer the residents modern amenities and also easy connectivity to South Mumbai, Central Mumbai, and Navi Mumbai. As per the company, the location of BKC is the key that makes the project a great investment in one of the most attractive residential markets of the ​‍​‌‍​‍‌​‍​‌‍​‍‌city.

Harmohan Sahni, Chief Executive Officer of Raymond Realty, highlighted the significance of the launch, stating, “The launch of Invictus by GS, BKC is a strategic milestone that marks our structural pivot into the ultra-luxury segment, unlocking a revenue potential of over Rs 2,000 crore from this project alone. This development serves as the cornerstone of our Rs 14,000 crore joint development agreement (JDA) portfolio and is a critical accelerator towards our Rs 4,000 crore annual topline target.”

Invictus by GS, BKC is part of six ongoing JDAs that Raymond Realty has signed across Bandra, Mahim, Sion, and Wadala, cumulatively valued at ₹14,000 crore. The company is also evaluating additional JDA opportunities in the city, which are expected to further strengthen its pipeline. Sahni added that JDAs are projected to contribute 50% of Raymond Realty’s annual pre-sales within the next two to three years, up from 22% in FY25, reflecting the growing strategic importance of such collaborations in the company’s business model.

The​‍​‌‍​‍‌​‍​‌‍​‍‌ recent financial results are a reflection of the company's strong performance over the period. In the second quarter of FY26 (Q2 FY26), Raymond Realty achieved bookings worth ₹455 crore. This was a 19.3% decrease compared to the previous year, which was mainly due to slow-moving projects Ten X Era in Thane and The Address by GS in Bandra. The company made a net profit of ₹60.2 crore despite the decline in bookings, which is a huge increase from ₹4.92 crore of the previous year. The revenue for the quarter was increased by 207.9% year-on-year to ₹696.5 crore, which was a result of strong execution and positive market ‌ ‍ ​‍​‌‍​‍‌​‍​‌‍​‍‌demand.

According to Sahni, the growth momentum is attributed to “executional efficiency and good demand trends during the quarter.” He further emphasized that Raymond Realty’s extensive land and development portfolio underpins the company’s long-term revenue prospects.

Raymond​‍​‌‍​‍‌​‍​‌‍​‍‌ Realty's real estate business aims generate a total revenue of almost ₹40,000 crore as of Q2 FY26 which is inclusive of a 100-acre land parcel in Thane that has a revenue potential of ₹25,000 crore. Out of this land parcel, 55 acres are being developed at present and the potential revenue is ₹13,200 crore, from which ₹8,200 crore has already been sold and ₹6,300 crore collected.

Invictus by GS, BKC will likely attract ultra-luxury buyers who are looking for high-end residences in Mumbai's financial and commercial hub. In addition, the project will feature several sustainability aspects such as energy-efficient systems, green landscapes, and smart water and waste management to name a few. The developer has embraced this trend of combining luxury with environmental friendliness in response to the increasing demand for sustainable urban living in ​‍​‌‍​‍‌​‍​‌‍​‍‌India.
