Anurang Jain, nephew of the late Rahul Bajaj of Bajaj Auto and promoter of Endurance Technologies, has acquired a luxury villa in Alibaug, Maharashtra, for ₹38.15 crore, according to property registration records accessed by Zapkey.com. The property forms part of the Alibaug Townhouses project, developed by Lodha Developers Ltd.

The villa spans over 5,600 square feet and includes four car parking spaces. The transaction was registered on September 23, 2025, with a stamp duty payment of ₹1.33 crore and a registration fee of ₹30,000. Maharashtra government provisions for integrated township projects grant a 50% concession on stamp duty for the first agreement under such projects.

Alibaug Townhouses, also known as Lodha Alibaug, is an integrated township under construction on a 100-acre parcel. The Maharashtra Real Estate Regulatory Authority (RERA) has set a project completion deadline of August 31, 2029. Queries sent to Lodha Developers Ltd. and Endurance Technologies Ltd. regarding the transaction did not receive responses at the time of reporting.

This purchase follows Jain’s acquisition in 2024 of a 1,350-square-foot corner bungalow in New Delhi’s Kautilya Marg for ₹130 crore, for which he paid a stamp duty of ₹8.32 crore. These high-value transactions indicate his continued interest in premium residential properties in India’s key urban and leisure destinations.

Alibaug, located roughly three hours by road from Mumbai and two hours from South Mumbai, with Ro-Ro ferry connectivity under an hour, has emerged as a preferred location for second homes. The town’s scenic coastal environment and proximity to Mumbai make it attractive to industrialists and celebrities seeking weekend retreats.

Recent real estate developments in Alibaug highlight the town’s growing appeal. Emaar India plans to build 84 villas on a 25-acre parcel, priced between ₹9 crore and ₹15 crore each. Oberoi Realty acquired 81 acres for a luxury hotel and branded villa project. Hiranandani Communities launched the first phase of its 225-acre township, Hiranandani Sands, in September 2025, investing ₹5,000 crore with a projected gross development value (GDV) of ₹17,000 crore.

The town also draws Bollywood personalities and high-net-worth individuals. Prominent residents include Amitabh Bachchan, Suhana Khan, Kriti Sanon, and Kartik Aaryan. Analysts say this trend has strengthened demand for luxury townships and premium villa offerings in Alibaug.

Jain’s acquisition underscores the continued appetite for high-value coastal properties. Integrated townships offering security, amenities, and lifestyle benefits remain key drivers of buyer interest in the ultra-luxury segment. Experts note that proximity to Mumbai combined with privacy and lifestyle features is a strong motivator for investors and industrialists.

Alibaug is increasingly positioned as an extension of South Mumbai’s premium residential market. The growing number of luxury projects and high-value transactions demonstrates investor confidence and the town’s potential for long-term residential and leisure appeal.

With developers expanding high-end offerings and infrastructure improving, Alibaug is poised to strengthen its position as a hub for second homes and coastal luxury real estate, attracting industrialists, celebrities, and high-net-worth buyers seeking exclusive residential options near Mumbai.
