Bengaluru-based real estate developer Embassy Development has announced the complete sell-out of its luxury plotted project, Paradiso, located within the Embassy Springs township in North Bengaluru. According to a regulatory filing, the project has generated pre-sales of approximately ₹204 crore.
Spread across 6.4 acres, Paradiso features large-format plots ranging from 4,300 sq ft to 4,800 sq ft, with prices starting from ₹4.3 crore. The development attracted buyers seeking premium plots in low-density, infrastructure-ready communities, including high-net-worth individuals and new-age investors focused on long-term residential value.
Embassy Springs, launched in 2016, is an integrated township located roughly 15 minutes from Kempegowda International Airport. The township spans 45 acres of green spaces and incorporates a school, a senior living facility, wellness zones, and an 18-km internal road network.
Commenting on the sell-out, Shailendra Subbaraya, Chief Operating Officer, South at Embassy Developments Ltd., noted that the rapid sale of Paradiso highlights two key trends in the residential market: a growing preference for plotted living within integrated communities and sustained interest in North Bengaluru as a future-ready hub. He added that buyers are increasingly seeking properties that offer space, flexibility, community infrastructure, and long-term value appreciation.
The success of Paradiso follows a series of launches and joint development agreements by Embassy Developments in Bengaluru. In February 2025, the company signed a joint development agreement for 3.75 acres in Whitefield, covering 5.4 lakh sq ft of saleable area. The project is planned to include approximately 400 apartments comprising 2 BHK, 2.5 BHK, and 3 BHK units.
In June 2025, the company executed a Joint Development Agreement for a 17.9-acre land parcel in Whitefield, off Whitefield Main Road. This residential development is expected to cover roughly 1.6 million sq ft of saleable area and include around 1,000 apartments in 2, 2.5, and 3 BHK configurations. The estimated gross development value of this project is ₹1,600 crore, with a formal launch planned in FY2027.
The strategic location of Paradiso and Embassy Springs continues to be a key draw for buyers. Proximity to the international airport, availability of green spaces, and low-density development are critical factors driving demand for plotted residential properties in North Bengaluru.
Real estate analysts note that the sell-out of Paradiso aligns with the growing market trend of premium plotted communities within integrated townships. Buyers increasingly prefer options that provide autonomy over construction, customizable layouts, and access to established infrastructure, over conventional apartment living.
