The Delhi Development Authority (DDA) has announced a new housing scheme that provides residents with 2516 Low Income Group (LIG) flats in Narela at a discounted price of 25%, with prices starting from Rs. 14.95 lakh. The scheme, named DDA Awaas Nivesh Yojana 2026, is aimed at providing homebuyers with lower-priced housing options in the area.
The flats are spread across two pockets in Narela and have an estimated plinth area of 49.90 square metres each. Registration for the scheme opens on October 14, while bookings are scheduled to begin on October 20 through the DDA Awaas Portal. The authority has also set out a registration fee and a booking amount for applicants.

DDA Opens Registration for 2,516 Flats in Narela

The scheme covers 2,516 LIG flats across two locations in Narela, adding to the DDA’s earlier affordable housing initiatives in Delhi. Of these, 1,020 flats are in Pocket 3, covering Sectors G-2 to G-6, while the remaining 1,496 are in Pocket 6. The plinth area of the flats is estimated at 49.90 square metres, including balcony and common area, although the final area and price may vary for individual units.
The scheme brochure, available from October 13, provides details of the flats, including their locations, prices and applicable conditions. Applicants are advised to check the brochure before proceeding, as it contains the terms governing the scheme.

Prices Start at Rs. 14.95 Lakh After Discount

Under the scheme, prices start at Rs. 14.95 lakh for flats in Pocket 6. The starting price for flats in Pocket 3 is approximately Rs. 15.01 lakh. The 25% discount applies to the flats offered under the scheme, bringing the entry-level price to around Rs. 15 lakh.
The quoted prices are tentative and should not be treated as the complete cost of purchase. The final amount will depend on the actual plinth area of the individual flat, and additional charges may apply. Buyers should refer to the scheme brochure for the final price and details of any charges payable separately.
The latest offer follows earlier DDA housing schemes that included flats in Narela, including the second phase of the Sasta Ghar Housing Scheme in 2024. However, the discounted rate alone does not indicate the total financial commitment required from a buyer, making it crucial to review the payment terms before proceeding with the booking.

Registration Starts on October 14, Bookings From October 20

Registration for the DDA Awaas Nivesh Yojana 2026 is scheduled to open on October 14. Applicants will need to pay a one-time, non-refundable registration fee of Rs. 2,500 for onboarding on the DDA Awaas Portal. Those who have already registered on the portal do not need to create another registration.
Flat bookings are scheduled to begin at noon on October 20 through the same portal. Applicants will have to pay Rs. 1 lakh as the booking amount for each flat. Registration and booking are separate stages, so completing portal registration does not itself mean that a flat has been booked or allotted.
The process will be conducted online. Applicants should check the official portal for the latest instructions and ensure they understand the scheme’s conditions before making payments.

What the Flat Prices Do Not Include

The tentative prices exclude maintenance charges and GST. Water connection and conversion charges may also apply, depending on the flat and the applicable terms. These costs are separate from the advertised starting price and should be factored into the total amount payable.
The brochure sets out the details required to assess a flat before booking, including its location, area, price and applicable conditions. Buyers should verify these particulars and the payment requirements through the DDA’s official scheme documents rather than relying solely on the starting price.
The scheme gives prospective buyers an opportunity to apply for LIG housing in Narela at discounted rates. The next steps for interested applicants are to review the brochure, complete registration through the official portal and follow the booking schedule announced by the authority.
