In a major enforcement drive, the Greater Bengaluru Authority (GBA), formerly the BBMP, has announced it will take ownership of 51 properties in East Bengaluru. This decisive move comes after property owners failed to clear long-standing tax arrears despite multiple warnings, show-cause notices, and unsuccessful public auction attempts.

The crackdown highlights the city's aggressive stance on tax recovery to fund critical urban infrastructure and public welfare projects.

  • Property Count: A total of 51 properties are being seized, including 28 in Mahadevapura and 23 in KR Puram.

  • Tax Arrears: In Mahadevapura alone, the 28 properties account for over ₹52 lakh in unpaid dues.

  • Legal Framework: The action is being taken under the Greater Bengaluru Governance Act 2025 and the Property Tax Assessment, Collection, and Management Rules 2024.

  • Final Grace Period: Owners have been granted a one-month final window to settle their dues and reclaim their properties.

  • Automatic Transfer: If dues remain unpaid, the GBA will take ownership based on guideline values, deduct the tax owed, and deposit the remaining balance into the owners' bank accounts.

  • Broader Scope: This is part of a larger effort targeting nearly 7,000 properties across the city with total arrears reaching ₹437 crore.

Exhausting All Recovery Measures

The municipal body emphasized that seizure was a last resort. Before reaching this stage, the GBA issued formal demand notices and even attempted to auction the properties to third parties. While some owners settled their liabilities during the auction phase to retain their assets, these 51 properties remained unresolved, leading to the current takeover notice.

GBA officials have reiterated that property tax is a non-negotiable revenue stream. The funds collected are vital for the maintenance of urban services, the expansion of the city’s transport network, and the management of civic infrastructure. By enforcing these rules, the authority aims to send a clear message: timely tax compliance is essential for the city's survival and growth.

What Property Owners Should Know

For the affected owners in Mahadevapura and KR Puram, the clock is ticking. The "Form-11" (Proclamation and Written Notice of Sale) has already been issued. To avoid losing their titles, owners must clear all outstanding amounts within the next 30 days. For the wider Bengaluru public, this serve as a reminder that the municipal body is moving away from passive collection toward active, data-driven enforcement.
