Bengaluru-based real estate developer Sanjeevini Group has announced the launch of its premium residential project, The Adwaith, in East Bengaluru’s Gunjur locality, with an estimated sales potential of around ₹1,200 crore. The project is being developed under a joint development model with landowners and is expected to be completed within 30 months.
Spread across 8.3 acres, The Adwaith will comprise 668 luxury apartments across five towers with a total built-up area of 17 lakh sq. ft. The development offers 3BHK and 4BHK residences priced from ₹1.7 crore onwards. According to the developer, the project aims to combine large green spaces with modern lifestyle amenities to cater to Bengaluru’s growing segment of upwardly mobile homebuyers.
Located on a 45-metre-wide CDP road, the site is strategically connected to major corridors such as the Outer Ring Road, Varthur–Sarjapur Highway, and the proposed Peripheral Ring Road. This location, along with proximity to IT hubs, schools, and healthcare facilities, has contributed to Gunjur’s rapid growth as a residential hotspot.
The five towers, named Aarka, Avani, Anila, Aqua, and Aranya, will feature luxury residences, with one tower also housing a helipad. The project has been designed with 73% open space and incorporates extensive recreational facilities. A 45,000 sq. ft. clubhouse will offer a heated and infinity pool, yoga and sauna rooms, mini-theatre, spa, gym, business centre, and indoor games. Outdoor amenities will include jogging and cycle tracks, a cricket pitch, amphitheatre, pet-friendly zones, a putt-putt golf course, and a Miyawaki-style forest trail.
Commenting on the launch, Umesh Gowda HA, chairman and founder of Sanjeevini Group, said that Gunjur is emerging as a preferred residential destination for IT professionals due to its connectivity and infrastructure development. The company intends to position The Adwaith as a benchmark for luxury housing in the locality.
Real estate analysts note that demand in East Bengaluru has been steadily rising, driven by large-scale employment hubs and improved connectivity. Gunjur, which was once a peripheral market, has seen a surge in launches of mid- to high-end housing projects in recent years. The upcoming metro expansion and the Peripheral Ring Road are expected to further boost residential demand in the region.
Sanjeevini Group has been active in Bengaluru’s property market since 2010 and has so far developed over 15 lakh sq. ft. of residential, commercial, and mixed-use projects. Since 2018, the company has delivered 10.2 lakh sq. ft. across developments including Sanjeevini Vaibhav and Sanjeevini Sanctuary in Whitefield, Sanjeevini Srushti and Srushti Srigandha in New Whitefield, and Sanjeevini Aarna on Old Madras Road. With The Adwaith, the developer adds another 17 lakh sq. ft. to its portfolio and strengthens its presence in the luxury housing segment.
The company also has more than 30 lakh sq. ft. of projects in its pipeline, reflecting its plan to expand in high-demand micro-markets of Bengaluru. Industry observers suggest that the group’s move into Gunjur aligns with the trend of developers focusing on premium projects as end-user demand shifts toward larger homes with enhanced lifestyle amenities.
With its scale, amenities, and location advantage, The Adwaith is expected to attract interest from professionals working in Bengaluru’s IT corridors, as well as from investors seeking appreciation in one of the city’s fastest-growing residential zones.
