India’s branded residences market value is estimated at Rs. 92,000 crore, making it the largest market for branded residences in the Asia-Pacific region. It is expected to grow in the future as the number of developments increases from 47 to 85 between now and 2028, as developers seek to shift their emphasis from big cities to leisure-oriented areas.
Branded residences are typically associated with hospitality, style, and design. Buyers pay for more than the property itself, with the brand’s identity, design and service standards forming part of the offering.

India Accounts for 21% of Regional Market Value

India accounts for 21% of the Asia-Pacific branded residences market by value, despite representing 15% of the region’s units. However, the country ranks fourth in terms of supply, indicating that its position by value is not matched by the number of homes available.
The market currently comprises 47 projects, of which 15 have been completed. Delhi-NCR leads the country with 15 developments, followed by Mumbai with 6. The figures suggest a market in which branded housing has established itself, but which is concentrated in a few locations.

Supply Grows as Buyers Pay More for Branded Homes

Supply has jumped up 3.1 times in 2025 to 3,181 units from 1,015 units in 2024. 5,156 homes have been launched since January 2025, doubling those launched in the previous seven years.
The rise in supply has been accompanied by higher transaction values. Annual transaction value increased by 49% from 2019 to 2025, with a total of Rs. 47,278 crore transacted since 2018. The market is also on course to match its 2025 transaction record this year.
Branded residences command an average 32% premium over comparable homes in similar locations, close to the global average of 33%. Pune records the highest premium at 44%, followed by Kolkata at 42%. Hyderabad has a lower, but still significant, premium of 25%.

Delhi-NCR Leads as More Cities Enter the Market

While Delhi-NCR and Mumbai account for the highest number of projects, the next phase of development is expected to bring more branded homes to other cities. Hyderabad is expected to add around 1,200 homes across seven projects by 2028, making it a key market for upcoming supply.
The report tracks 38 projects that are operational or launched across 10 markets, comprising 10,452 homes. This is a narrower count than the 47 confirmed projects tracked across the country, as the figures cover different stages of development.

Goa and Alibaug Among Markets Expected to Grow

The share of projects in non-metro markets is projected to increase from 8% to 45% in the next wave of development. Goa, Alibaug, Rishikesh, Bhubaneswar and Mohali are among the locations expected to attract new projects, broadening the segment beyond established urban markets.
The mix of brands operating in the sector may also change. Non-hospitality brands, including those associated with fashion and design, account for 73% of branded residential units in India, compared with about 20% globally. Hotel groups are expected to increase their presence as more domestic and international operators assess opportunities in the country.
The expected increase in the number of projects to 85 by 2028 implies that branded residences will occupy broader geographical areas. The rate of growth is likely to depend on developers’ ability to match the brand, price, and service scope to the markets that they enter.
