County Group, which is a premier real estate developer in the Delhi-NCR region, has bought a 5-acre land in Sector 151, Noida, at an auction conducted by the state government. The deal, which is worth close to ₹475 crore, is the company's latest move to spread out in the competitive real estate market of Noida. By this group, the real estate market will get a new residential project with 226 units on the total built-up area of more than 11 lakh square feet.
The company’s acquisition is preceded by a significant growth trend of the County Group. The firm in 2024 delivered 40 lakh plus square feet of residential space through its three different projects. Now, it's betting on two new tasks for 2025: Ivory County, a luxury project of 63 lakh square feet in Sector 115, Noida, and Jade County, a 30-lakh-square-feet-area extension along NH24 in Ghaziabad. These developments are the manifestation of the company's transition to the premium housing segment and also the prelude to its plan to target the affluent buyers of the NCR region.
The real estate market in Noida and Greater Noida has been booming lately, thanks mainly to the ongoing and planned infrastructural projects. The new international airport and other connectivity projects have increased the demand for the residential and commercial spaces, which in turn, has resulted in a gradual increase in land rates. Realising what lies ahead for these markets, the development authorities in Noida and Greater Noida have been actively marketing the parcels by way of auctions and thus, giving developers like County Group the green light to step up their game and make location-wise strategic decisions.
Confident of the market, developers are not only making huge land purchases but also moving towards different types of real estate projects, experts say. These include large, well-planned housing projects with few units in order to ensure exclusivity and create high-value offers. The action of the County Group, which intends only 226 units to be constructed on the 5 acres, shows that it is following this trend and it is more likely to offer spacious, luxury homes than high-density developments.
According to the company's previous works and ongoing projects, it has a very good chance of seizing the housing demand spree in the region by providing top-quality homes. The persistence of County Group in pouring money into Noida is a clear demonstration of the area’s long-term potential as a hub for residential and lifestyle activities.
