Uttar Pradesh Real Estate Regulatory Authority (UP-Rera) has approved 13 real estate projects worth around Rs 2,380 crore across six districts, with the developments expected to add 4,724 residential and commercial units.
Ghaziabad and Noida account for five of these projects, with a combined investment of around Rs 472 crore. Ghaziabad has received approval for three projects worth approximately Rs 286 crore, while two projects worth nearly Rs 186 crore have been approved in Noida.
In Ghaziabad, the approved developments include two commercial projects and one residential project, together comprising 864 units. Noida will receive one residential and one commercial project, adding 564 units.
The two NCR markets have continued to account for a major share of real estate investment in Uttar Pradesh. According to UP-Rera's half-yearly report, Noida and Ghaziabad together accounted for about 60% of the total investment in projects approved across the state during the first half of the year.
During this period, UP-Rera approved 143 projects with a combined investment of Rs 31,952 crore across Uttar Pradesh. Of these, 27 projects were located in Noida and 19 in Ghaziabad.
The two districts together attracted around Rs 19,000 crore in investment. Noida accounted for Rs 15,678 crore, while Ghaziabad attracted Rs 3,989 crore. The projects approved in the two cities are expected to add around 22,660 residential units, representing nearly 49% of the total units approved across the state.
Noida is expected to account for approximately 13,160 units, while Ghaziabad will add around 9,500 units through the approved projects.
The concentration of new project approvals in the two NCR markets highlights their continued importance to Uttar Pradesh's real estate sector. The approvals cover both residential and commercial developments, expanding the pipeline of projects in markets that have seen sustained developer and buyer activity.
UP-Rera chairperson Sanjay Bhoosreddy said timely project approvals and effective monitoring have contributed to creating a better environment for homebuyers and promoters in the state.
The latest approvals also indicate the regulator's continued focus on bringing new developments under the Rera framework while monitoring project execution and protecting the interests of stakeholders.

The addition of new Rera-approved projects could also provide homebuyers with a wider choice of registered developments while improving transparency in the market. With nearly half of the housing units approved across Uttar Pradesh concentrated in Noida and Ghaziabad, both markets are likely to remain important contributors to the state's real estate growth in the coming quarters.
